Hours / Part Time – 21 hpw
Purpose / To assist in the expansion of the shop portfolio, to identify and advise on the availability and suitability of properties within the UK in order to fulfil DEBRA’s business needs. To manage the current portfolio across a range of issues including lease renewals and rent reviews, and to assist in the development of the portfolio from site identification to shop opening.
Key Role & Activities
  1. To develop the portfolio of properties:
  2. In conjunction with the Head of Property to execute the strategy for leasingproperty to meet the objective off increased profitability through on-going growth;
  3. To monitor the availability of potential sites in target towns;
  4. To assess the viability of potential sites and their suitability for occupation and use by DEBRA.
  1. To manage the procurement and termination of lease and licence agreements:
  2. To negotiate terms for new leases to ensure best value;
  3. To conclude Heads of Terms;
  4. To instruct solicitors and other professionals to ensure all work is carried out to enable shops to open in a timely and efficient manner;
  5. To draft business cases for acquisition of leases and opening of shops for approval by senior management.
  1. To liaise with:
  2. Internal: Director of Retail, Finance and Operational Management Teams, Area and Regional Managers;
  3. External: Legal team, property owners, agents, building surveyors and other professionals and contractors.
  1. To assist with the management of existing portfolio:
  2. Monitor key dates for rent reviews, breaks and expiries;
  3. Carry out rent reviews and lease renewals;
  4. Assist with facilities and property management of current portfolio;
  5. To negotiate end of term dilapidations or instruct and monitor external consultants to undertake this;
  6. In minor case negotiate dilapidations;
  7. Assist with refurbishment/repair/rebuilding of the existing portfolio to bring it up to the required standards;
  8. Support the Head of Property in these activities.
  1. To organise property elements of shop opening including:
  2. Repairs;
  3. Fitting out;
  4. Liaising with retail department.
  5. Signage
  1. Assist in the maintenance of the Property Database and use it to produce accurate management information.

As the tasks and responsibilities of this post can be varied and at times unpredictable, the post holder is expected to be flexible when tasks and responsibilities not covered by this document have to be undertaken.

Person Specification

  • Functional Expertise: Displays a high level of technical/functional/professional knowledge and expertise in own field and constantly updates knowledge to ensure expertise remains relevant
  • A fully qualified surveyor (RICS) with some years’ experience.
  • Team Working: Works cooperatively and effectively with others in a team to achieve shared objectives
  • Commercial Focus: Demonstrates understanding of overall business and commercial issues facing the Charity and uses this knowledge to improve results
