Note: The Lender’s Policy is to use the market value from the appraisal report, which by definition, is an opinion of value determined by comparing properties that are similar to the subject property that have recently sold and settled and are in a nearby proximity to the subject. Please note that the sale price and/or what you paid for the subject property, the cost approach as determined on the appraisal report, the costs associated with renovation or construction, what the property appraised for in the past, and/or the tax assessed value do not have a direct effect on the current market value.

There are generally two reasons why the opinion of value in an appraisal report is determined to be incorrect; there is incorrect information concerning the subject property or relevant comparable sales were missed by the appraiser. Please indicate your reason for dispute of value and provide details as applicable.
