Lease Agreement, entered into between of (Landlord) Backhome Log Cabins Enterprises, LLC (hereinafter refered to as ('Landlord')and of (Tenant). For good considerations it is agreed between as follows: Landlord hereby leases and lets to Tenant the premises described as: ______, Pigeon Forge, TN. This lease shall be for a term of:______commencing on______and terminating on______Tenant shall pay Landlord the daily/weekly rate of $______during said term and shall pay a deposit of $______to hold and reserve said cabin for previously stated term. Deposit is non-refundable due to cancellation by Tenant within 30 days of arrival. Check in time is 4 PM—Check out time is 10AM Landlord shall not be held liable for any injuries, accidents, death due to drowning, or natural causes while on the premises of any cabin owned or managed by ‘Backhome Log Cabins’.Tenant shall not allow pets on the premises unless agreed to beforehand.Tenant agrees by signing below to all conditions set forth in this agreement .Rent is due upon arrival.IF CHECKING IN PAST 6 PM THERE WILL BE A$75.00 CHARGE, UNLESS ACCOUNT IS PAID IN FULL BEFORE ARRIVAL and you go straight to your cabin. Each cabin has a lock box with key. Directions are on the home page of the web site. When using Landlord’s private pool, Landlord not responsible for any accidents. Parents or Guardians responsible for children under 18 years old and must accompany children while in pool area. No lifeguard on duty. SWIM AT YOUR OWN RISK! For cabins not having a washer and dryer, towelswill be delivered to cabins on Tues. & Fri. Please limit occupancy to the cabin maximum. Extra cleaning requirements may incur additional fees.Hot tubs are drained, cleaned and refilled after every check out. Because of this water temperature may not be acceptable until later in the evening. Dispose of all garbage in outside containers. When checking out, place all dishes in dishwasher and start.Firewood is provided October thru March.During winter months road conditions may require that you need a 4 wheel drive vehicle. No refunds will be given due to inability to get to cabin due to road conditions.If a reservation is cancelled greater than 30 days prior to arrival, there will be a $50.00 cancellation fee imposed.A starter supply of bath soap and toilet paper are provided.Do not move or remove any furnishings, accessories, or linens from your cabin for any reason.Do not leave a fire burning in the fireplace any time you vacate the property.Tenants will be held responsible for any damaged or missing items or damage to the premises.There must be at least one (1) adult age 21 or older in the residence and on the premises at all times children are present.Please be aware of the fire hazards of using a charcoal grill on any of the porches or decks of the cabins.Never use bath oil or ‘Bubble bath’ in the hot tubs. There will be a $50.00 charge to the credit card on file for extra cleaning and rinsing of hot tub components. Never sit on hot tub covers. The replacement cost is $350.00.HOT TUB WARNING: Persons with heart conditions, skin sensitivities, pregnant women and children under the age of 16 SHOULD NOT use the hot tub. There is medical research indicating that being in a hot tub can cause an unsafe drop in a young person's heart rate and can dangerously increase his or her body temperature. Children are also more prone to skin irritation from the chemicals in the water. A hot tub is not a swimming pool. Submersing in a hot tub by any person can result in serious eye, ear and respiratory diseases. No refunds will be given after check in for minor problems with the cabin, ie: water leaks, hot tub malfunctions, insects, game machines not working properly, etc. Game machines are coin operated.By signing below with address and phone number, you acknowledge and agree that in using ‘Backhome log Cabins’ facilities and amenities, you do so at your own risk. ‘Backhome Log Cabins’, its respective shareholders, officers, directors, employees, and agents, shall not be liable for any damages arising from personal injuries, sustained by you or your guests in, on, or about the premises of any cabin owned or managed by ‘Backhome Log Cabins’ and/or amenity. You assume full responsibility for any injuries to you or your guests and/or damages to the personal property of you or your guests, which occur on or about the premises of any cabin or property owned or managed by ‘Landlord’ and/or any amenities and fully and forever releases and discharges ‘Backhome Log Cabins’ , its respective shareholders, officers, directors, employees, and agents from any and all claims, demands, damages, rights, of action, or causes of action, present or future, whether the same be known, anticipated or unanticipated, resulting from or arising out of your use or intended use or your guests use of any cabin owned or managed by ‘Landlord’ and/or amenities. You understand that you are responsible for any damages to the resort/properties and/or amenities caused by you or your guests. By signing below, you agree and authorize ‘Landlord’ to charge any outstanding payments for lodging or damages to any property to your credit card on record or billed to your address on record.
