RESIDENT QUALIFICATION STANDARDS

Windsor Arms Apartments does not discriminate based on sex, religion, national origin, familial status, age, race or color. We are an Equal Housing Provider. All applicants must provide a valid and current federal or state ID with photograph before we can show an apartment or process an application.

1)We must be able to verify all applicants’ current employment and income. Income must be 3 times rent. If your application is accepted or accepted with conditions, we will require written verification of income. If we are unable to verify your income or your income is contrary to your lease application, our acceptance of your lease application will be withdrawn.

2)Applicants must receive an acceptable credit report from Safe Rent, which evaluates individuals based on their credit-worthiness not exclusively their income level. If an application is rejected, the applicant will be given the name, address, and telephone number of the consumer reporting agencies, which provided the consumer information on which the report was based.

3)We are a member of the Savannah/Chatham Metropolitan Police Department’s Crime Free Multi-housing Program. A criminal background report will be run on all applicants, and to be approved for an apartment; applicants must have an acceptable background per Crime Free Program Standards. A copy of these standards will be made available upon request. All accepted applicants for residency will be required to sign our Crime Free Housing Addendum.

4)All individual applicants must pay a non-refundable application fee of $35.00. The fee is $45.00 for married couples. Payment must be in the form of a money order or cashier’s check—ABSOLUTELY NO CASH will be accepted.

5)A Reservation Fee of $250 (non-refundable) in the form of money order or cashier’s check is required to reserve an apartment. Apartments will not be held beyond the scheduled move-in date. At the move-in, the reservation fee will be applied towards the first months rent and the $100 administration fee. Applicants approved unconditionally through our credit reporting system will not be required to pay a security deposit. Applicants approved conditionally will be required to pay a security deposit equal to one month’s rent.Roommates may combine income in order to have income sufficient to rent an apartment. However, each roommate applicant must also meet each of our Resident Qualifications.

6)We accept Lease Guarantors/Co-signors. Guarantors/Co-signors must have income sufficient to pay for the applicant’s apartment which is equivalent to 5 times the amount of the rental amount in addition to their own mortgage or rental payment for their personal residence.

7)All occupants must be listed on the lease. All residents seventeen (17) years or older must be listed on the lease and have an application on file, they also must submit to a criminal background check and provide a valid and current federal or state ID. There is a $10.00 charge per additional occupant for the criminal background check.

8)Due to parking and other considerations, maximum permitted occupancy is two persons in a one-bedroom apartment, four in a two-bedroom apartment a or six in a three-bedroom . For students, the maximum is two in a one-bedroom, three in a two-bedroom and four in a three-bedroom.

9)Pets are accepted. Non-refundable fees are based on size/weight of pet, two dogs and two cats maximum per apartment. No exotic pets accepted. All owners must supply current vaccination records and current tags. Pets when taken outside are to be leashed at all times and under the control of the resident. Residents are to clean up pet waste immediately and dispose of properly. A list of the most widely known aggressive breeds will be provided for your reference, breeds on this list are not permitted. Maximum pet weight 40 pounds.

I agree that, if accepted for an apartment at this community, I am required to comply with each of the Resident Qualification Standards listed above.
