Stall Board/Full Care: $500/month

Includes hay and grain twice daily, daily turnout with small compatible herd, stall, bedding, blanketing as needed, deworming every 10-12 weeks and of course, access to the quality facilities. Hay and Grain provided in reasonable amounts based on horse’s needs. Hay is excellent quality mixed grass or an alfalfa mix. Grain is 14% protein Nutrena Safe Choice. Different feed or supplements are BOARDER’S responsibility and expense.

Trailer Parking: $35/month if space available.

Farrier/Vet Holding Fee: $10 per occurrence

Late Board Payment Fee: $5 per day starting on the 3rd of the month

This lease is made and entered into this ______day of ______by and between Hilltop Properties, LLC, dba Fox Run, its employees or agents (hereinafter referred to as “LESSOR”), and ______(hereinafter referred to as “BOARDER”).

FEES

  1. BOARDER agrees to the above lease fees payable to Fox Run by the 2nd of each month, to be renewable on a monthly basis. BOARDER understands that the amounts above may be raised at Fox Run’s discretion following a 30-days prior written notice.
  1. Board payments are due on the 1st or 2nd of each month. Starting on the third, 3rd, of the month a $5 late fee PER DAY will be charged.
  1. There will be a $30.00 charge to the Boarder for any and each returned check.
  1. If monies are due to LESSOR, Fox Run has the right to take legal action to secure payment from Boarder including but not limited to submitting account due to a collection agency.
  1. This lease may be terminated without cause by either party upon a thirty (30) days written notice. If BOARDER does not give thirty (30) days written notice and desires to remove a horse without thirty (30) days notice, BOARDER will be considered in default of this lease and be required to pay an additional month of board at current board rate prior to removal of horse. When thirty (30) days written notice is given, Fox Run will allow a partial month payment of last month’s board. BOARDER is expressly prohibited from removing horse prior to payment in full of all outstanding accounts with Fox Run.

Vaccination Requirements and Coggins Test

BOARDER must provide proof of a current negative Coggins test and required vaccinations on said horse prior to the time of arrival. Coggins test and vaccinations must be maintained on a yearly basis while boarded at Fox Run. Required vaccinations include:

Spring: EEE, WEE, Tetanus, Influenza, Rhinopheumonitis, Strangles, WNV.

Fall: Influenza and Rhinopheumonitis, Rabies, and Teeth Floating, if needed

Emergency Care

If medical treatment is needed for said horse, Fox Run will attempt to contact the owner/boarder immediately. In the event the BOARDER cannot be reached, Fox Run has the authority to secure emergency veterinary and/or farrier care. BOARDER is responsible to pay all costs associated with the care.

BOARDER understands that BOARDER would need to decide upon and pay for one of the following options: Current rates can be obtained from EMS or MU for euthanasia, farm call or transportation, disposal, all at BOARDER’S expense.

Fox Run transports horse to one of these facilities – approx. $75.

Fox Run transports body to one of these facilities – approx.. $150

Fox Run buries body on premises - $450.

Risk of Loss

  1. LESSOR agrees to provide normal and reasonable care to maintain the health and well being of said horse. BOARDER understands and agrees that BOARDER shall not hold Fox Run responsible for any injury, illness, disease or death to the horse(s) or the BOARDER, or BOARDER’S acquaintances visiting Fox Run property.
  1. All guests of BOARDERS wishing to ride at Fox Run shall be required to sign a liability waiver. Waivers will be kept in Tack Room office and updated annually.
  1. The BOARDER agrees to indemnify and hold harmless LESSOR from any and all liability or claims, damages, demands and costs arising from BOARDER’S animal(s, whether it be injury to the animal, the BOARDER, or to a third party.

Responsibilities

  1. BOARDER agrees not to alter any structure, stall/stall parts, or fence on premises without written agreement and approval of LESSOR.
  1. BOARDER agrees to follow all barn rules and responsibilities posted as well as observe safe animal handling practices while on premises.
  1. BOARDER agrees to provide regular farrier and health care for said horse as well as provide Fox Run copies of current coggins tests and vaccinations.
  1. BOARDER agrees to continually practice safety, security, and facility rules including but not limited to: wearing helmet when mounted, locking tack room, turning out lights, closing gates and doors, cleaning up after self, respecting others’ property……

IN WITNESS WHEREOF, the parties have executed this LEASE effective as of the day and year above written.
