Statement of Budget
Preliminary Architectural fee for building interior is $13 per sqft.
Preliminary Architectural fee for building exterior is $10 per sqft.
Landscape design (if needed) will be included as additional services.
Project Objectives:
New exterior facades of the building have to create new upscale contemporary design look and became a landmark of the neighborhood. Façade has to become a “theatrical scene /catwalk” for presentation of different retail brands or one brand (like architectural design elements of the façade will work as screens for projection of brand logo, etc. and glass façade fenestrations will be part of product display composition), but at the same time building will keep its architectural style and identity.
Interior design for this project has to be organically modified by maximizing the area square footage of existing building, create new attractive lobby atrium opened to the basement, create strong accent core for the elevators/ staircase area and by making glass roof at the upper floor create multi-purpose transformable area, which can be used for the catwalk shows, art gallery presentations, restaurants and etc.) Inspiration for interior design is interior of Guggenheim museum, where the central staircase is the strongest element, which creates identity of the building, but the museum spaces is perfect for display of any type of exhibition. Once the main accent of interior design will be given to the circulation zone (staircases, elevators), these areas will not be allowed for adjustments or change of the look by tenants, which should be stated in tenant criteria document for this building.All other areas of the floor have to be designed as transformable spaces in order to accommodate needs of any future retail tenant.
All phases of new architectural design has to be done in short time schedule.
Fee and Billing Schedule
By the end of the Schematic Design phase of project 2-3 options will be submitted for the exterior and interior of the building to the client for the concept approval. The package for every option will include: colored floor plans and circulation diagrams,front and back façade colored elevation drawings, longitude section, as well as the interior/ exterior renderings for each façade option, lobby/elevator core, upper roof floor options. Once one of the design options approved and signed by client, all Schematic Design drawings will be converted into construction drawings package and preliminary construction bidding can start.
By the end of the DD/CD phase of the project the package of all construction drawings and details will be submitted to the client, as well as material board of major colors and materials to be used on project.
Design meetings will be held in our office.
Reimbursable expenses include the following:
Reproduction- copying, blueprints, photography
Mail, delivery
Material samples
Additional Services
Additional Services will be billed at an hourly rate of $150 /hour.
They include:
Work associated with changes in project size, program
All millwork (furniture) design
Coordination with the architect of record, consultants

COPYRIGHTS
All Copyrights for approved design done by VCArchD Inc. on this project will belong to VCArchD Inc.
After completion of the project client agrees to have the project photographed and images can be used in marketing or advertising materials of VCArchD Inc. portfolio.
Soft Costs/Consultants
Architect of record, consultants, such as, structural and glass engineers, lighting consultants, DOB expeditors, building survey and etc. may need to be hired. Their fees will be submitted for approval and billed directly to the client.
