FOR SALE

As Business and Residential OR

Property Development Opportunity.

This is a rare opportunity to acquire large shop premises, extending to nearly 1400 square feet, currently trading as a bookshop and an overseas property agency. To the rear of the premises is a covered yard, with two brick built outbuildings, and land covering around 350 square yards. Above the shop premises is a large four bedroom apartment of about 1363 square feet.

Ideal for investment purposes, this outstanding property is offered with full planning permission for:

1. Two 3 bedroom houses to be built on land at the rear of the property.

2. Pedestrian access from the High Street to the properties at the rear.

3. Vehicular access from the rear.

4. A further extension of the shop premises at the rear.

5. Five Carports on the land at the rear.

6. Division of the large apartment over the shop premises, at present on two upper floors, into two separate flats.

7. The shop premises have been divided into 2 units, but could easily be converted back to a single unit if desired.

If on the other hand, the buyer wished to find large shop premises from which to trade, on the High Street, with spacious living accommodation above, affording up to four bedrooms if required, there is plenty of scope for the entrepreneur. In addition, the large extent of land at the rear of the property is a rare attribute for town centre sites, affording garden, garaging and parking facilites.

SITUATION.

Wem is a pleasant small Shropshire town, about 10 miles north of Shrewsbury, 20 miles south-west of Stoke-on-Trent, 20 miles west of Telford and 30 miles south-east of Chester, and about midway between Birmingham and Manchester. It lies therefore within easy reach of well populated areas, yet at the same time has almost immediate access to the attractive Shropshire countryside.

On approaching the town from the Shrewsbury direction, the premises can be found in the High Street, immediately opposite the prominent parish church, and currently trading as ‘Black 5 Books’ and ‘Simpsons Residential’.

54 High Street, WEM, Shropshire

ACCOMMODATION - The Entrance

The front of the building has large double fronted windows with a central doorway, and has lockable steel security gates. Above the attractive facia of the shop, the brick built living accommodation can be seen, with its recently refurbished pitched slate roof. The width of the shop front extends to about 31 feet in total, each window measuring 6’ 8” square, providing attractive and extensive display areas and the entrance is seven feet wide.

SHOP PREMISES

The main section of the shop measures approximately 1,200 square feet, being 60 feet long and 20 feet wide, with planning permission for further extension at the rear. A section has been partitioned off from the main area of the bookshop, to provide office space for the Overseas Property business, with lockable doors, leaving the option open for single or double commercial usage. There is fluorescent strip lighting throughout, with plenty of power points and two telephone lines are currently connected. There is also a television connection, which can be used for security purposes if desired. To one side near the front is the lockable door which leads to the apartment, while there is also separate access from outside.

CELLAR

Another door leads down from the shop to a cellar measuring about 32’ x 9’, where the electricity meter is situated.

STORE ROOM/OFFICE

This contains the fuses fro the ground floor, one of the telephone extension points and the main bank of light switches. There is shelving along two of its walls.

CLOAKROOM

Near the rear of the shop is the washroom with sink, supplementary electric water heater and water meter. Through this room is another door to the WC.

OUTSIDE - Enclosed Yard

A door leads from the rear of the premises to the land outside, which is approached through the enclosed yard of about 20 feet x 16 feet, which currently accommodates two cars and this is the section which has approval for the further extension of the shop premises.

BRICK STORE 1

Alongside the enclosed yard, and approached by a passage from the shop rear door, is an outbuilding of 16’ x 10’, with door and windows, providing useful storage space, but needing some attention. This would be demolished to accommodate one of the houses, if the construction were to be carried out.

BRICK STORE 2

Beyond this, but adjoining it, is a second store, of 14’ x 10’, with its own separate access door, offering further storage space, currently used for garden equipment. Like the other store, this has a slate roof, and would also make way for the housing development if carried out.

THE LAND

From the rear of the covered yard, this extends by approximately 43 yards to Noble Street, where double galvanised steel gates afford vehicular access to the property. The width of the land is about 8 yards, less 10 feet for the length of Brick Store 2. There is also an old building with wooden doors which currently provides garaging for one vehicle. The land is mainly laid to grass, with tracks for vehicle access.

THE APARTMENT - First Floor

Stairs lead from the shop, and also from the side entry, to the flat above the shop premises, which is housed on two floors. The business and residential sections of the property can be used either together or as separate entities, without the need for any further alteration.

DINING ROOM/BEDROOM 4

Approached from the first floor landing via several steps, this is about 13 feet square, a pleasant light room with two large sash windows and corniced ceiling, facing the front with views of the attractive parish church. There are several power points and a central heating radiator.

LOUNGE

A communicating door leads from the dining room, while there is also separate access from the landing. This room is also about 13 feet square, and faces the church at the front of the building. There are two more sash windows, corniced ceiling, heating radiator, power points and television connection. There is also a feature fireplace, which is currently tiled.

KITCHEN

Another door on the landing, opposite the Dining Room, leads to the L shaped kitchen, which measures approximately 11’ x 12’, plus 7’. The walls are fully tiled, and the kitchen has Mahogany effect kitchen wall and base units, with greystone style worktop and breakfast bar. There is a stainless steel sink with drainer. Here also is the Glow Worm Fuelsaver gas boiler, which provides hot water and central heating for the whole premises, with the facility to control the shop premises and living accommodation independently.

A hot water cylinder and airing cupboard is also situated in the kitchen.

There is an attractive fireplace and a window overlooks the land at the rear, over the shop extension. There is a radiator, cooker point, attractive lighting from under the wall units and plenty of power points.

BATHROOM

Another doorway leads from the landing into the Bathroom, about 9’ x 8’, with attractive fully tiled walls. There is a Mahogany effect low level WC and matching bath, with pedestal wash basin, with mirror and also another full length mirror. A window looks out over the rear of the property. Both bathroom and kitchen have recently been fully refurbished. Radiator and ceiling sunk lighting.

UTILITY ROOM/SHOWER

Next to the Bathroom, this measures 15’ x 6’ approximately, widening to 15’ x 8.6’ at the entrance, by the double length shower cubicle, with electric shower. There is extensive built in shelving down one side, plumbing for washing machine and power points, with room for a tumble dryer next to the washing machine. There is a glazed rear window over the rear section of the shop premises. Central heating radiator. Within this area is access to an under stairs store room with light and power points, which currently houses a freezer.

SECOND FLOOR - The Apartment (continued)

A second flight of stairs leads to four more rooms on the second floor. At the top of the stairs is:

BEDROOM 1

12’ x11’, with 7 power points, and window overlooking the rear. Central heating radiator. Built-in wall cupboards to ceiling level.

The landing, with central heating radiator and skylight, leads to:

LOUNGE

A spacious room of about 17’ x 14’, with eleven power points and television connection, with radiator and window overlooking the rear.

Immediately back from the door of this room, several steps lead from the upper landing to:

BEDROOM 2

13 feet square, with 2 large sash windows to the front, giving an airy look and view of the Church. 5 power points. Wall recesses in 2 corners either side of the double bed space. Central heating radiator.

DINING ROOM/BEDROOM 3

Measuring approximately 13’ x 14’ into recess near the doorway, this has two more large sash windows with front aspect towards the Church, 3 power points and radiator. There is also a feature open fireplace with decorative tiled surround.

Between these two rooms is access to the roof space and an outer door leads back to the upper landing.
