WOODBRIDGE ARCHITECTURAL REVIEW BOARD (ARB) POLICY ON PAGAN RIVER MODEL DRIVEWAY ALTERATION REQUESTS
The Woodbridge ARB has held numerous meetings over an extended period of time addressing the issue of the “grass strip” driveways. The ARB is now able to formulate a policy that will allow any Pagan River Model owner to replace the grass strips with concrete, provided such actions be done according to the following guidelines:
- A formal request to modify the driveway should be made to the ARB using the appropriate “Application to the Architectural Review Board” form.
- Upon receipt of a duly executed form, an ARB member will contact the owner and schedule a meeting to review and explain the parameters that need to be followed for the final approval to be granted. The homeowner must sign off on the final discussion detailed for the request to have further consideration.
- The ARB will then take the request and address it at its normally scheduled monthly meeting.
- The final approval/disapproval will be advised to the homeowner through the normal procedure.
PARAMETERS FOR PAGAN RIVER MODEL DRIVEWAY ALTERATION
The ARB recognizes that the alteration by means of removing grass strips and replacing them with concrete will materially affect the appearance of the overall condominium property. To this end, the ARB has adopted the following parameters that, if followed, would allow those owners of Pagan River Models the possibility of driveway alteration. In that each driveway is unique to its own as regards to location, design, placement of wood expansion joints, etc., each request will be reviewed on a case-by-case basis. The desired end result is to protect as best as is possible the community and uniformity of appearance of the neighborhood. That being said, the guidelines are as follows:
- The concrete used to replace the grass strip areas shall be of the same grade and strength as the existing concrete area.
- Expansion joint location and placement will be required for uniformity of appearance.
- Application of a concrete sealer over the entire driveway area must be completed. This includes both the newly poured concrete that replaces the grass strips, as well as they pre-existing portion of the concrete driveway. This will ensure uniformity of concrete appearance. Antique White shall be the permitted color. No designs, patterns or color deviation will be permitted.
