Purpose of the policy
To maintain co-op property and set out co-op requirements for members who wish to paint their unit.
Policy
Wall Treatments
1. The approved co-op paint colours are Swiss Coffee*for walls and White Mountain* for trim. The approved paint types are flat, pearl, and eggshell.
2.Members must submit a written request to the Maintenance Committee before painting.
3.Units must be painted using professional painters.
4. The co-op will budget for a set number of suites to be painted in co-op colours each fiscal year. Eligible suites will be chosen using the following criteria:
A) Condition of the walls, ceiling, and trim as recorded in the Annual Suite Inspections
B) Number of years since the suite was last painted.
5. Members may choose to paint 1 or more rooms in non co-op paint colours under the following conditions:
A) They must receive written consent from the Maintenance Committee.
B)They must agree to hire a professional painting company at their expense, and provide the company's name and contact information to the Maintenance Committee.
C) They must agree to have the suite re-painted professionally in the approved co-op colours before moving out.
D) If the new occupant chooses to keep the non co-op colour walls, they automatically assume responsibility for re-painting the rooms in co-op colours upon vacating the suite.
Minor Alterations
1.Members may attach pictures, paintings, shelving and other objects to the walls of their suite. Members will be responsible for any repair or repainting resulting from installation or removal of minor alterations or improvements before moving out.
Procedures needed to carry out this policy
1.Process for budgeting and selecting suites to be painted each fiscal year in co-op colours.
2. List of appropriate paint types for kitchen, bathroom, bedroom, hallways, ceilings, trim etc...
3. Letter to Maintenance Committee requesting to paint.
4.Signed agreement to have the unit professionally re-painted in co-op colours prior to moving out.
5.Procedure for new occupants to approve non co-op coloured rooms and assume responsibility for having the unit professionally re-painted in co-op colours prior to moving out.
