ADDENDUM #1

This Addendum is issued to modify, clarify and amend the original project manual and drawings and is hereby made part of the contract documents.

*Please acknowledge receipt of this addendum in your bid proposal dated January 23, 2014*

1.  Refer to sheet G103 for wall type details for millwork.

2.  Refer to sheet S100, foundation plan note #1 for correlation between finish floor elevation 100 and existing site grades.

3.  The floor truss live load is 40 psf (top chord) and the dead load is 35 psf (10 psf bottom chord and 25 psf top chord). This 35 psf includes a 15 psf partition load.

4.  Provide glazing for all interior H/M metal & wood door frames and doors.

5.  Glazing contractors to provide curtain wall framing if storefront details don’t meet wind loading requirements. Subcontractors may modify members sizes as needed and specify changes on bid proposal..

6.  The steel balcony finish is galvanized.

7.  The exterior ramp stair details 19-C109 calls for stainless steel. Clarification: The material is steel and shall be painted.

8.  The post anchors for the cable rail fence on roof deck shall be cleat fastened to concrete pavers w/thru bolts.

9.  The overhead clear dimension for the elevator is at 13 feet. This dimension is flexible as needed depending upon manufacture requirements.

10.  Doors AP-3 does not need to be 20 min. rated. Vent supplied by door supplier. Wood frames shall be A-A.

11.  Door suppliers to provide ALTERNATE for Maple finished door with printed trim in lieu of maple veneer with transparent finish as specified.

12.  Door suppliers may provide standard stain and clear coat finish in lieu of TR-6 finish as specified.

13.  Plan sheet A602 door schedule note 2 specifies thumb turn dead bolts are prohibited and the entry doors schedule requires an AI series lock with bolt. Clarification: Provide an interconnected lock in lieu of what is specified.

14.  Clarification: Detail AP16 on sheet A401 model B is a “Barn Door” style with exposed hardware flush panel door.

15.  Clarification: Model F entry door on third floor (unit 319) shall be a right hand door.

16.  ALTERNATE: Door suppliers to provide Schlage FE210 lock as alternate.

17.  Clarification: The handrails in the stairwells are Maple and the stringers are slip-in wood stringers both sides.

18.  Clarification: Sheet S111 shows W14x53 supported with a WP-4 column. The WP-4 is a 5.5 x 5.5 wood column. The connection detail shall be a custom steel cap with welded connection plates to beam The building elevation in sheet A201and A202 depicts brick being supported by angles.

19.  Clarification: All walk-thru closets shall require a curtain in addition to the door. Refer to sheet A602 details 1,2 &3.
