1 PROCEDURE FOR SECURING A TENANCY

  1. Having viewed the property and arrived at a decision to make an application to rent, you are required to complete a formal application (Pages 1-7). Our investigations will also include a search of the Credit Registers to establish your financial credibility. This is necessary for your prospective landlord to confirm that, in all respects, your application is suitable and satisfactory. For your own guidance you should be aware that to meet the required income to rent ratio your salary should be at least 2.5 x your share of the annual rent.
  1. If you are unable to provide satisfactory references or credit check you may still be offered a Tenancy subject to a satisfactory Guarantor being provided (even if you propose to pay the full rent in advance) This person should be over 24 and in full time employment, earning at least 3 times your proposed annual rent. The Guarantor will be contacted to ensure that they are aware of a Guarantor’s obligations and they will be asked to complete a Guarantor’s application form. They will need to meet satisfactory reference checks and a satisfactory credit check and will be expected to sign a form to guarantee your legal commitments in the Tenancy. These further reference checks will be charged at a fee of £60 (Inc VAT).
  1. If you are claiming benefits of any kind or are under 21 years of age, you will in all cases require a Guarantor. This Guarantor will need to meet all the criteria outlined in the above paragraph.
  1. If you have County Court Judgments registered against you it may prove impossible to grant you a Tenancy unless satisfactory evidence of the clearance of debt is produced prior to the commencement of the Tenancy. If you have any such Judgments registered against you but do not declare them on your application form, they will in any case be found on our checking system and you will then be automatically disqualified from proceeding with the proposed tenancy. You are therefore advised in all circumstances of known or suspected bad credit to discuss the situation fully at the outset so we may properly advise you of how your application may proceed before you commit to any administration fee.
  1. You should provide one proof of ID (i.e. new style photo-driver’s license or current signed passport) and, for authentication, 2 proofs of address given on your application form (i.e. utility bills excluding mobile phone bills – dated within the last 3 months).

2 DEPOSITS & RENTS

  1. Given satisfactory replies to enquiries you will be offered the Tenancy of the property subject only to confirmation from the prospective landlord of their acceptance of your application, the Terms and Conditions of the Tenancy Agreement, payment of agreed advance of rent and required tenancy security deposit, and the payment of all administration costs.
  1. Deposits, rents and admin fees are most easily paid banker’s draft, electronic transfer or in cash. There is a 2.5%levy for cash payments. Please note that electronic payments may take a few days to clear, depending upon which bank you use.
  1. Belvoir! Mansfield are members of theDeposit Protection Scheme (DPS).Deposits will be held in accordance with the rules of the said scheme. If you are accepted as tenants you will be provided with the required statutory information regarding the holding of your deposit. Further information is available on their website.
  1. The deposit will be returned to you at the end of the Tenancy term without interest and subject to any deductions that may be necessary to compensate the landlord for any breach of the Tenancy Agreement.
  1. In no circumstances may the deposit be utilised by the tenants towards the payment of rent, in full or in part, during the period of the tenancy.

3PETS

  1. Should you wish to keep a pet at the property & if consent is granted by the landlord then an additional payment of £84 incl. VAT will be applicable.
  1. At the end of the tenancy, in addition to the standard cleaning charge, the property will be fumigated irrespective as to whether there is an anticipated problem or not. In addition tenants will be responsible for any damage caused by the pets such as clawing on carpet, scratching on doors, damage to paintwork, soiling on carpets which cannot be removed by cleaning and damage to gardens. Please note this is not an exhaustive list.
