The Work includes:

The project encompasses the refurbishment of fourteen (14) passenger gates, surrounding areas and floor-to-floor escalator wells, including furnishing custom millwork and carpet tile (FOIC) & wall finish upgrades. Work includes demolition and replacement of airline check-in counters, backstands, card reader stands, plastic laminate, decorative stainless steel and glass surfaces. Other work scopes to support the aesthetic and functional upgrades include but are not limited to demolition, remediation of regulated materials (asbestos, lead, PCB caulking, light ballast and lamp removal/disposal), framing & drywall, painting, metal fabrications, doors & hardware, terrazzo, miscellaneous specialties (signage and wall guards), electrical wiring, installation and commissioning of communications systems, and security systems.

The Engineer's estimate range for this project is $1,300,000 - $2,600,000.

Each bid must be accompanied by a cashier's check, money order, or surety bid bond, in an amount of not less than five percent (5%) of the total bid, made payable to Port of Seattle.

Performance and Payment bonds will be required with the Contract.

An Airport Security bond will be required with the Contract.

Time limit for substantial completion of the work is 210 calendar days.

The Port reserves the right to reject any and all bids, to waive any informality, to accept any alternate bids, and to make such award that it deems to be in its best interest and pursuant to the terms of the General Conditions. Contract time extends from Award of the contract through Contract Completion as defined in the General Conditions.

The Prebid Meeting and Site Tour will be held on Tuesday January 12, 2016, from 9:00 – 11:30 AM at the Heritage Room in the Passenger Terminal Building at Seattle-Tacoma International Airport. Park your vehicle in the General Parking (floors 2-3, 5-8) at the south end of the Airport Garage at Seattle-Tacoma International Airport, near the yellow or green elevators (rows N-U). Walk across sky bridge #1 located between the yellow and green elevator banks, to the Main Terminal. Take the escalator or elevator up to the Ticketing Level. The stairs and elevator to the Mezzanine Level are located directly behind the international ticketing counters. Walk past the glass walled reception area on your left side which is the entrance to the Port of Seattle Aviation Division offices.

Walk along the balcony past the security check point below you on the Ticketing Level to your left. You will walk past the USO Office on your left side. When you walk past the next security checkpoint below you on the Ticketing Level on your right side, the Credentials Office will be located to your right. The Heritage Conference Room is located outside the entrance to the Credentials Office. If asking for directions from an employee with a security badge, ask them to direct you to the Credentials Office.

No Personal Protective Equipment is required for the site tour.

Work areas to be examined during the pre-bid examination of the work site may contain potential asbestos hazards in varying degree. Prospective bidders shall provide and wear protective clothing and respiratory protection which they alone determine to be sufficient to protect themselves from asbestos exposure. The prospective bidder further agrees to indemnify, and hold harmless, the Port and its agents from any and all claims of personal injury arising from its participation in the pre-bid examination.

A portion of this Contract requires work to be performed within an area of the Airport controlled for security reasons. All Contractor personnel working in restricted areas (including AOA, Secured, SIDA and Sterile areas) on this project shall have Port of Seattle airport-issued identification / access badges in accordance with Title 49, Code of Federal Regulations (CFR), Part 1540/1542 and the Airport Security Plan. Bidders should consider the impact of acquiring badges when preparing their bids.
