  1. Q: Compulsory Briefing Session

A:This was a non -compulsory briefing session; therefore bidders are welcome to respond; even if the briefing session was not attended. (Typing erro)

  1. Q: What is required white shell or turnkey solution?

A:White shell

  1. Q: What is meant by A- grade Building, is it by way of definition or semantics?

A:Bidders know exactly what an A grade building is; since that is an area of their

expertise

  1. Q: Parking Requirements?

A:

  1. Total Number of bays= 350
  2. Parking bays:
  3. For visitors
  4. For pool cars
  5. Andstaff and 6 of 350 should be for physically challenged people.
  1. Q: Commencement date of the contract?

A: 01 April 2014

  1. Q: Generator / Back up power – what must this supply – normally this would be for lifts ,

Emergencylighting, servers & pc – (excluded will be all air -condition units). What specific KVA demand is required?

A:400KVA

  1. Q: Office space – 8500m2 is this rentable or usable space as there could be a

variance of 19%between the two?

A:Rentable

  1. Q:What is the ground floor m² requirements?

A:600 m²

  1. Q: How much storage space is required in the basement/or building?

A:+- 50- 70m2

  1. Q: How negotiable is the duration of the lease?

A:5 years negotiable

  1. Q: Can different lease options be quoted?

A:Yes

  1. Q: Compliance to compulsory documents(Screening)

A:It is an immediate disqualification if the Tax Clearance Certificate is not valid

and not an original

  1. Q: Each copy of the bid document must have an original and Valid Tax Clearance

  1. Q:Mandatory Requirements (first stage of Evaluation)

A:Non compliance to Mandatory requirements may lead to the bidder being disqualified

  1. Q:Technical Requirements (Second Stage of Evaluation)

A:Buildings will be scored;those that do not meet the threshold of 56 out of 75 points will not be considered for site visits. (Bidders are requested to make an effort in their proposal to provide adequate and information in order to be properly scored and thus meet the threshold).

  1. Q:Site Visit

A:For all qualifying buildings; bidders will be notified prior to the visit.A total of

70 or more out of 100 points (part 1(75) and part 2 (25) combined) will be considered for price (Building) as per pricing schedule annexure H and BEE (bidder)

  1. Q:Reference Questionnaire

A:To be completed by two references and submitted with the bid response; references will be verified with your references .

  1. Q:Preference points used

A:90 for Price and 10 for BEE.

  1. Q:How important is the area to be supplied on the ground floor level? It might

be difficult to provide a building with such requirement?

A:The Road Accident fund Customer Service Centre (CSC) assist accident claimants/victims therefore the CSC need to be visible and accessible to its clients.

A:One original and three copies

  1. Q:Must there be one original and three copies for each building?

A:

  1. No; please tab; name and number the building/s in the original document.
  2. Meaning;there will be a response for each buildingattached to the

original document for each building as follows:
