This Addendum forms part of and modifies Bid Documents dated July 22, 2016, with amendments and additions noted below.

The following questions were submitted prior to the question deadline:

1.  Does the light fixture count include all of the can lights that are to be converted to 2x4? Or is that just the existing 2x4 fixtures? Can light changes are not to be included in this project. The count refers to existing 2 x 4 lights.

2.  What is the difference between Alternate #7 & #8? #8 indicates Alternate Scope Items, but I don’t see where there are any additional or different scopes listed for that area.
Alternate 7 should include the base scope items in a lump sum amount for the green section level 2 area per the revised drawings.
Alternate 8 should be the "alternate" scope items in a lump sum amount for the green section level 2 area per the revised drawings.

3.  Addendum 2 states “Ceiling Tile Specifications”, but it doesn’t provide any product data.
Ceiling tile: Armstrong Acoustic Material Georgian Square Lay-In HumiGuard.

4.  Could you please clarify which part of the green hatched area is for Alternate 7 and which is for Alternate 8?
The green area is for alternate 7 and alternate 8.
Alternate 7 is the lump sum cost for the items in this area that would be considered base scope items according to the pricing break down provided.
Alternate 8 is the lump sum cost for the items in this are that would be considered alternate scope items according to the pricing break down provided.

5.  Please clarify if the areas marked as LO will only receive new light fixtures, or if the ceilings and/or the HVAC diffusers will be changed out as well.
Lighting only at this time.

6.  Two of the restrooms were noted to have solid surface counters (1.T80& 1.T90, and 2.T50 & 2.T60). Please clarify if these solid surface counters are to be replaced.
These counters will need to be replaced

7.  The mirror in the Women’s RR on the second floor (Rm 2.T50) is cracked (see attached photo). Please clarify if this mirror is to be replaced.
This mirror needs to be replaced.

8.  Please confirm there is no lay in ceiling in the northern most Break Room (2.154B) on the second floor alternate area. If there is no lay in ceiling, is the exposed ceiling to be repainted?
We will not be making any alteration to this ceiling. It will remain exposed as is.

9.  Please confirm the Break Rooms 2.200B and 2.165 are not actually break rooms with millwork, but a Conference Room (2.165) with wall Acoustical Wall Panels to be removed, and a Storage Room (2.200B).
This is correct. All acoustical wall panels are to be removed and patched and painted. Storage Room 2.200B requires no millwork.

10.  Please clarify if the existing plastic laminate window sills (on both levels 1 & 2) are to be replaced. If so, are these to be replaced, or relaminated? Will they match the new countertop laminate specified?
All plastic laminate window sills be priced as part of the re-laminate in the base scope of work and full replacement in the alternate scope of work.

11.  The Break Room inside Room 1.260 (center bottom of the first floor plan) has metal cabinets, with a plastic laminate counter. Please clarify if these cabinets are to be replaced with plastic laminate cabinets, or left in place and painted.
These cabinets will be a full upgrades and replaced with the plastic laminate cabinets.

12.  Please confirm the sinks located in the break room counters will be removed and reused in the new counters.
The breakroom/kitchens will reuse the sinks

13.  Please confirm the added project area in the Annex Building is to receive the full scope of the renovation (floor, ceiling, light fixtures, grilles, and millwork in break room).
The added mail services space in the annex is to receive full scope of base bid and alternate pricing for renovations. (The restrooms are not included in the scope of work)

14.  Room 1.100 appears to have a break area within. Please clarify if the millwork in their break area is to be relaminated similar to breakrooms shown on plan. (see photos)
This millwork and area will be treated the same as all other break areas within the base scope of work and alternate pricing.

15.  Please confirm showers within restrooms are not to be renovated.
Showers are not part of the scope of work.

16.  Please clarify if the lockers in the restrooms are to remain, or to be replaced with new.
Lockers are to be reused.

17.  The entry vestibule to the larger Men’s and Women’s restrooms (Rooms 1.T10C & 1.T20C) only have wall mounted sconces for lighting. Since the sconces are to be demolished, please clarify the fixtures for these areas.
A single LED fixture will need to be added in these locations since the wall sconces are being demoed. The bid accordingly (base is a 2 x 4 LED and alternate is a 2 x 2 LED)

18.  Second floor restrooms 2.T10 & 2.T30 have sheetrock ceilings instead of the lay-in ceiling tiles seen elsewhere. Please clarify if access doors will be required in these ceilings. Also, please clarify the type of light fixture for these locations.
The lighting will need to be upgraded in these locations. Please add access doors for maintenance purposes.

19.  Please clarify if the second floor Lobby area (where you provide your identification for access to the secure areas) is to receive “LO” or the full range of finishes.
All granite will remain in this area. The flooring is the only portion of this scope that is removed. Please upgrade the lighting and paint.

20.  Please confirm the millwork in Break Room 1.290A (near round-ish room in center of first floor) is to only receive relaminated counter tops. The cabinets appear to have been refinished recently. These wood finished cabinets are in good condition. They will remain as is, therefore; the countertop is the only millwork. This applies to the base scope estimates only.

a.  For the Alternates, should these cabinets be included in the demolition and replace of the existing millwork?
Please include the replacement of this millwork in the alternate pricing.
