near Saratoga NY – 39 lots with 20 occupied at 340/mo – 6 are rented park owned homes (850/mo = 340 for the lot + 510 for the home) – 4 lots are ready for homes and 15 lots need to be developed – all water lines are in – some septics are needed - gross income is about 10,000/mo – public water (tenants pay) – septics – natural gas – property is assessed for 1.1M – bank’s appraisal came in at 750,000 – distressed sale – no financial records are available – 6 homes (2000 or newer Pine Grove homes) are included + 1 mortgage – assuming 40% for expenses (industry standard), the net income is about 700,000/yr – you need to hire me as a buyer’s agent and I’ll take all offers to the appropriate parties
