MOVING OUT INSTRUCTIONS

The Tenant MUST schedule with Property Manager for elevator Reservation Time and Move-Out Inspection.

Do NOT make your moving plans and notify management later; as the elevator may not be available during peak times. All permits from the City of Charleston for Loading Zone apply as in Move-In instructions. Please be careful to select professional movers; any damage to the corridors, elevators, or exterior of the building from the movers will be your responsibility and deducted from your security deposit.

In consideration of others living in the building, please do not plan on beginning your move out before 8am. The latest a move out may begin is 2pm. NO moving is allowed after 6pm. For a Loading Zone Permit for more than 2 hours, call City of Charleston Traffic & Transportation, 843- 724-7368. Less than 2 hours, see us for a windshield sign.

STEPS TO VACATE

1) Tenant must deliver written( email acceptable ) notice of intent to vacate at least 60 days prior to intended move-out date. (See your lease, Paragraph. 12)

2) Tenant must leave unit clean and free of trash or debris.

Flooring: All wood, ceramic, tile, and vinyl areas are to be swept and mopped. All carpeted areas are to be vacuumed and cleaned. Note that some home carpet cleaning companies cannot service an apartment.

Walls, trim, and ceilings should be repaired and touched up if there was any damage.

Windows, trims, window treatments, ceiling fans, and closet shelving should be clean and dust free.

All counters, cabinets, tubs, showers, toilets, mirrors, etc. are to be clean and wiped down inside and out.

Appliances should be thoroughly cleaned, including the inside of the oven, microwave, and cooktop. All food or other items should be removed from the premises.

3) Tenant must schedule a Move-Out Inspection with a Property Manager, to be conducted ONLY after the Leased Premises is completely empty and totally cleaned. If Tenant is not present for the Move-Out Inspection, the Property Manager’s decision shall be deemed conclusive and final regarding cleaning and/or damage charges to Tenant. The Property Manager will only be available for Move-Out inspections during business hours during the week, and only limited hours during the weekends.

4) Tenant must deliver all FOBS, Mailbox keys, and Access cards to Property Manager on or before the termination date. Any lost or damaged items will result in a $50 charge per item. Any item not returned before the termination date and time will be considered lost, and Tenant will be charged.

5) In order to receive a security deposit refund (less any damages or charges, if applicable), Tenant must provide to Property Manager, in writing, a forwarding address. Security deposit refunds, if applicable, will be mailed within 30 days of the Move-Out Inspection. All Security deposit refunds are accompanied with an explanation of charges, if any. (See your lease, Paragraph 9)
