CALL TO ORDER

The meeting was called to order at 6:35 p.m.

REVIEW OF LAST MEETING MINUTES

After discussion, it was MOVED, SECONDED and CARRIED to approve the minutes of the meeting dated June 3, 2009 as distributed.

RESIDENT MANAGER REPORT

The Resident Manager provides regular reports to the strata council on his duties and services. A weekly report is reviewed by the managing agent and issued to each council member.

FINANCIAL REPORT

1. Financial Statements: The financial reports ending June 30, 2009 were presented to the treasurer and strata council for review. After discussion the financial reports were approved as circulated.

2.  Accounts Receivable: The Agent conducts collection in accordance with the bylaws each month on all outstanding accounts. Owners please be advised that your monthly maintenance payments are due and payable on the first of each month. Non-compliance may result in the strata council assessing fines, applying interest charges on outstanding balances, and/or having a legal lien placed on the suite. Owners are encouraged to correspond with council if they expect payment delays, or experience financial difficulties.

PREVIOUS BUSINESS

1.  Bosa Properties (Edmonds) Ltd.

a)  List of Design and Deficiency Items: A warranty inspection was performed prior to occupancy of the building. Minor mechanical issues remain to be addressed. The council will consider a walk-through of the building to address any cosmetic items or design issues prior to the expiry of the 15-month common area warranty (May 2010).

b)  Interior Deficiencies: Owners are requested to please contact Bosa Properties (Edmonds) Ltd. in writing with any interior unit deficiencies. Owners are encouraged to check their occupancy date on their warranty documents and complete an inspection of their unit prior to the 12-month warranty. Please note that the strata council manages the common area deficiencies only.

2.  Insurance Claim: An insurance claim was filed to replace the stolen exercise equipment. This claim has been finalized with the equipment delivery in progress.

3.  Security: Upgrades have been completed as required to some of the doors of the building to ensure that the building perimeter is secure. Several doors required upgraded locks and protection plates to deter vandalism.

4.  Exercise Equipment: Council discussed and approved a service agreement for the exercise equipment to be performed every six (6) months. Council also approved the quote for $180.00 for rubber floor mats to be placed under the treadmills as recommended to extend the life of the equipment.

5.  Visitor & Fire Lane Parking: A towing contract is in place for the removal of resident vehicles using the fire lane and using the visitor parking spaces. The visitor parking is for guests only and guests are considered people that don’t live at the building or stay at the building overnight more than three nights in a seven day period.

6.  Parking Area Signage: A loading bay only sign will be posted at the front loading area that is repeated being used by some residents for long term parking.

7.  Elevator: The council approved by majority vote, a 10 year service contract offer with Thyssen Elevator (installer). The contract included a fixed price escalation clause, escape clause for poor workmanship, and lifetime warranty on all parts.

CORRESPONDENCE

1.  A letter was received from an owner in regards to their current financial situation and the inability to make the levy payment. The strata council is currently awaiting a response from this owner regarding a payment plan under consideration.

2.  A letter was received from an owner regarding the cleanliness of the building and the formation of a subcommittee to deal with the ongoing issues.

Communication: All owners please note that the Strata Property Act of BC requires that all comments and concerns must be forwarded to the strata council in writing (unless an emergency). This allows the council to document and review your concern. Each letter will be reviewed at the next scheduled meeting and responded to accordingly. NEW BUSINESS

1. Notice Board/Showcase: Council approved the purchase of a showcase board. This board will provide current information to the building owners regarding bylaw reminders etc and will be secured and locked.

3. Social Event: The council discussed planning a social event for all owners/residents and are considering arranging something for the holiday season (late November). Further information to follow.

BYLAW REMINDERS

Parking: The visitor parking spaces are for guests only. No parking is permitted in the fire lanes or the loading areas (without permission) at any time.

Speed Limit: Residents are reminded that the speed limit in the parking garage is 15 km/h.

Pet Owners: Owners are reminded to keep their pets on a leash at all times when on the property and to clean up after their pets.

Balcony cleaning: Residents are reminded not to wash their balconies with water as this allows water to cascade down the side of the building onto other balconies. A brush and small amount of solvent should be used.

ADJOURNMENT

There being no further business, the meeting was adjourned at 7:40 p.m. The next meeting is scheduled for Tuesday, November 10, 2009 @ 6:30 p.m.
