Potential Park concept - is to have an east and west park divided by the five to ten acre lake. The property has six subdivision lots on the west side that could potentially be land/home packages sold to buyers on long term financing either by placing a home on the land or selling just the lot. One tenant residing on one of these lots (#112) right now would like to purchase that and the one next to it but we have held off to give the new park buyer the option of making that decision.
The remaining 55 MH lots could be a plus fifty five park concept, targeting the growing market for retired folks from Florida and the north, and the land could be sold to the buyers over a 15 year period, with a resulting home owner's association ruling the park in the end. Or you could just place homes on the lots and either rent or sell to seniors or others.
.
The east side would continue to become a turnaround mobile home community with some RV lots for snowbirds and vacationers on their way to the Gulf Coast or those that want to stay longer than the six months the state park allows. When work starts on 331 expansion in 2015, workers will want rental space for trailers.

The office building is also a live in unit cinder block with metal roof and vinyl fenced yard. There is also a metal building that was a washer/dryer area, now used as a workshop but could be turned into a washroom/general store/laundry etc. Many of the West side lots can fit double and triple wides though some can only fit single wides.
