Job Title: Investment Professional - Cape Town

Role Description

This role is responsible for managing part of the End-user Finance portfolio (South Africa focused) in the Development Impact Funds (DIF) division of the Boutique and for supporting the development of new product, fund and capital initiatives within DIF (South Africa and Sub-Saharan Africa focused).

Within these primary roles, responsible for research, analysis, provision of relevant information; originating projects / assisting with originating new product, fund and capital initiatives; doing due diligence on projects; financial analysis and structuring of projects; financial analysis and assisting with structuring of new product, fund and capital initiatives; risk assessment and related functions; writing up investment proposals / private placement memorandums / similar; implementation of projects / assisting with implementation of new product, fund and capital initiatives; ongoing monitoring and management of projects including quarterly review of performance and for making recommendations on any required actions; contributing to direction and management of relevant portfolios; contributing to the conceptualization and design of new product, fund and capital initiatives; performance reporting; etc.

Primary Functions

In the End-user Finance and/or new product, fund and capital initiative roles (in South Africa and/or the rest of Sub-Saharan Africa):

·  Responsible for researching, analyzing and providing relevant information Originating relevant projects and assisting with originating new product, fund and capital initiatives, in association with other members of the team

·  Analyse the suitability of project partners with reference to track record, financial soundness, sustainability, scalability, operational soundness, including sales and profit estimates, projected rates of return on capital, total equity, asset utilization and leverage

·  Makes recommendations regarding investment opportunity attractiveness in comparison to other opportunities

·  Structure the deal within the mandates of the relevant funds; develop a financial model for the project in conjunction with the JV partners. Stress the model appropriately

·  Developing financial models for and assist with structuring new product, fund and capital initiatives

·  Together with Credit help devise an internal rating for the project and target ratings for new funds and products

·  Negotiate and develop appropriate term sheets for the project. Stress these in terms of default probabilities. Facilitate conversion into legal agreement and transaction implementation

·  Assist with developing and negotiating new fund and product mandates and new capital terms sheets and converting to legal agreements and implementation thereof

·  Write up and present investment proposals and private placement memorandums

·  As asset manager who is either jointly or singly responsible for the performance of certain assets manage/analyse:

o  The client relationship with regard to those assets

o  The client compliance with the letter and spirit of the legal agreements on an ongoing basis

o  The quarterly performance of the clients’ projects portfolio

·  Writing quarterly, six monthly and annual reviews

·  Preparing six monthly and annual valuations of assets

·  Contribute to decisions about the management of problem assets

·  Provide report-backs and performance feedback

·  Contribute as a member of the team to the management of the relevant Funds and policy directions for the funds and to the development process of new products, funds and capital raising efforts

·  Contribute where required to interacting with and managing third party investors into the funds

·  Makes recommendations for the selection of investment decisions to the Investment Committees / potential new investors and funders

·  Assists clients with project promotions in conjunction with Old Mutual’s appropriate departments (Media, Mass Distribution, Research, etc.)

·  Work with clients on cross-benefits between the various Funds’ deals and inter-boutique opportunities

Basic Job Requirements

·  Undergraduate degree, ideally BCom or similar

·  Post-graduate financial or property qualification an advantage

·  5 or more years’ experience in an investment management or a wholesale property finance environment as either an analyst or investment manager or similar

·  Experience in transacting in Sub-Saharan Africa (excluding South Africa), either property transactions or similar investment sector

·  Meet FAIS requirements – education and experience (i.e. be registered with the FSB and have passed 1st level regulatory exam, RE5)
