Grading and Erosion Control
□ Post lot sign and permit board. Paint property lines on curb.
□ Is the building pad level?
□ Are the swales cut in and is the drainage in compliance with the HLP?
□ Is the C.O. pad and garage on the high side of the lot?
□ Is the silt fence and C.O. installed per the county and EPD requirements?
□ Is a compaction letter required? If the lot elevation has been changed in excess of 2’, a new compaction letter is required
□ Are there any obstructions with regard to driveway?
Slab Plumbing
□ Check for 1/8” per foot fall on all drain lines. Make sure drain lines are bedded in ground and partial covered with dirt.
□ Check for leaks - look for wet dirt
□ Ensure PVC sleeve is installed at main drain as it exits slab
□ Check that pipes are secured to metal stakes and are located in proper locations
□ Make sure there are no splices in the supply lines
□ Make sure the island conduit is installed in the correct location if it is required
□ Confirm the location of all pipes, i.e. kitchen, bath, and water heater
Foundation Box
□ Check the box dimensions and square
□ Confirm the garage side
□ Mark the form boards for any brick ledge
□ Confirm the patio locations and sizes. The front patio needs to be offset 4” to accommodate the columns
□ Have the forms checked by the surveying company to ensure the location of the home is in accordance with the HLP
□ Is the box within the set back and/or property lines?
Slab Prep
□ Footing dug square and free of debris and loose dirt. Rebar must be centered in footing and placed on chairs.
□ Grade beams and rebar installed per plan/details.
□ Turn up rebar ground in outside garage wall near electrical meter base location
□ Vapor barrier installed and wall straps/bolts on-site for installation during concrete pour
□ Ensure form boards are straight and properly braced
□ Double check slab dimensions, square, and patio dimensions and locations
□ Ensure slab is minimum 4” thick at all points
□ Check for positive slope 3” in 20’ on garage floor
Rough Framing
□ Confirm house elevation and all options
□ Check all walls for bowed studs. Pay close attention to the cabinet and shadow box areas.
□ Check TGI floor design drawing and ensure that no holes or notches are cut into the TGI’s
□ Check that all subfloor decking is glued, screwed, and nailed with ring shank nails
□ Mark all door sizes and swings and check rough opening size
□ Install temp. rails at all stairs and balconies
□ Ensure that each roof truss has a hurricane clip, is braced and is aligned with a stud below
□ Ensure that all OSB is gapped and plywood clips are utilized on the roof sheathing
□ Check that all non-load bearing walls are 24” O.C
□ Check kitchen cabinet walls are 16” O.C.
□ 3 story basement framing to be 2x6 16” O.C.
□ Ensure all 6” walls are framed per plan
□ Check that hangers are installed at Pull Down Stairs
□ Mark all sink, toilet, tub, dishwasher, and water heater locations
□ Mark all elevation material changes
□ Check the rough opening sizes/locations of all doors, windows, and overhead garage doors
□ Ensure that T-Ply and insulation is installed behind tubs, showers, and any exterior wall area not accessible
□ Make sure all stairs have a min. 6’-8’ headroom.
□ Check all walls are square and plumb
□ Check all load bearing headers for #2 2x10’s and LVL’s per plan and nailed per design/code
□ Ensure that all roof and floor hangers are nailed properly and glued using subfloor adhesive
□ All sill plates should be secured with 3” screws or concrete straps/bolts as required by local building codes
□ Mark all sheetrock wrapped openings
□ Ensure all stairs are properly supported and moisture barrier installed if the stair contacts concrete
□ Check each truss for missing or damaged gusset plates
□ Ensure that the attic platform is raised 9” and decked with ¾” subflooring with a walkway to the attic stairs
□ Check for OSB in all chase tops
□ Ensure garage door framing is done per details and per local code requirements
□ Install tub studs at all showers and tub edges
□ Verify open rail and knee wall conditions and block as required
□ Mark all flooring change locations
□ Ensure that all loads are transferred to the slab/footing
□ Check that all overhangs are 12” and that they are properly supported
□ Ensure that chimney is built per code and has a 2x4 band at the top and cricket
□ Check that all sheathing is nailed per code
Exterior
□ Check elevation with contract/plans
