FastTrackBuilding Warrant Service

INTRODUCTION AND GUIDANCE

Building Standards will provide a fast track Building Warrant assessment service for compliance with the Building Standards (Scotland) Regulations 2004.

Customers requiring further information should contact the Building Standards Section of the City Development Department.

The fast track warrant assessment service will be available for works with an estimated cost of £5,000 or less.

Examples include.

Minor alterations where warrant is required

Installation of roof lights or a new window

Installation of patio or French doors

Please note that the above list is not exhaustive and it is at the discretion of the Building Standards service to establish eligibility for a Building Warrant to qualify for the fast track service.

HOW TO APPLY

Contact the Building Standards Section who will discuss the details and give information on your request.

Arrange to meet the Building Standards Surveyor who will deal with your application.

Please have available the following documents/plans

A completed Building Warrant Application Form

Two copies of your plans including site location plans

Plans should show details and specifications of the proposed works and be drawn to an appropriate scale

Please note that we advise that your plans are prepared by someone with drawing experience

Submit the appropriate fee which will normally be £100 (or £125 if the warrant submission is retrospective).

CUSTOMER SURVEYOR MEETING

Our Surveyor will meet you to discuss your proposal and assess it for compliance with the Building Standards Technical Handbooks

Building Standards Surveyor highlights any areas which do not follow guidance given in the Technical handbooks

Whenever possible plans can be altered by you to show compliance with the guidance given in the Technical Handbooks

In some cases the customer may have to take away the plans alter what was discussed and arrange another appointment

If the submission and plans are satisfactory the Building Standards Surveyor will pass your submission to our administration team for processing

BUILDING WARRANT APPROVAL

Once the statutory legal functions have been completed by our administration team. The application will be processed as quickly as possible

It is our intention that the building warrant will be posted within two working days after a satisfactory outcome with regard to the meeting with the Building Standards Surveyor.

DOCUMENTS ACCOMPANYING BUILDING WARRANT

You will receive several documents with your Building Warrant. Please ensure that you let us know when work starts.

Because of the minor nature of the works it is unlikely that the work will be inspected by us during construction/installation

When the work is complete you should submit the completion certificate submission document

A Building Standards Surveyor will visit the property to establish whether or not the work has been carried out in accordance with the approved plans

COMPLETION

Once the Building Standards Surveyor has established that the work is satisfactory the formal acceptance of completion certificate will be issued.

IMPORTANT CUSTOMER NOTE

The Building warrant and completion acceptance certificate are important legal documents. We strongly advise that you ensure these documents are kept with your title deeds as they will become important when selling, re -mortgaging etc. your property. The Building warrant has a life of three years from the approval date.
