TAX SALE INFORMATION

REGISTRATION:
Pursuant to §77-1801 through 77-1805 preregistration is required along with a non-refundable $25.00 fee. Preregistration information must be received no later than 3:00 p.m. on February 28th, 2018.
The preregistration fee must be by separate check made out to the Dawson County Treasurer, and an accompanying blank check also made out to the Dawson County Treasurer must be attached for the sale proceeds.
Tax sale purchases will be processed in a timely fashion and copies of the certificates will be mailed to you. Payments received by taxpayers during the processing will be deducted from your purchase. When the total purchase amount has been finalized, an e-mail, fax, or letter will be directed to you with the total purchase amount. To reduce the risk of loss,originaltax certificates will be held by the Dawson County Treasurer.

QUALIFIED BIDDERS
Each bidder must be the age of 18. Each qualifying entity must possess a separate Federal Identification number or Social Security number and have the required preregistration form filled out and delivered to the treasurer by the time indicated above.
NOTICE OF TAX SALE
Delinquent taxes are advertised for three consecutive weeks in February in the Clipper-Herald, Lexington, Nebraska, or the designated legal newspaper. You may purchase a copy directly from the designated legal paper, or they will be available on the Dawson County Treasurer website:dawsoncountyne.org. . Properties may be researched in the office of the Dawson County Treasurer or on line at The list of properties may or may not include prior years’ unpaid taxes.
THE TAX SALE
The tax sale will be conducted on the first Monday in March at 9:00 a.m. in the Dawson County Courthouse or in the designated location which is the Dawson County Extension Building. The auction will start promptly at the 9:00 a.m...
Cell phones must be turned OFF. If you are required to leave the room to take/ or make a phone call during the sale, the tax sale will continue with out you.
The auction is conducted in the round robin format pursuant to § 77-1806 through 77-1808. Investors will be randomly assigned a number using the Excel program scrambler and will be posted at the bidding site the morning of the sale.
The parcels of property for sale will be advertised in descending order by tax amount. Paid properties will be marked PAID, and the list numbers will remain the same. Bidder number one will have the option to purchase parcel number one. If the first bidder chooses not to purchase the tax, then the second bidder is offered the option, and the bidding continues around the room, offering the same parcel until sold. The second parcel is offered to the 2nd bidder, in the same fashion. The auction is continued in this manner until all available properties are sold.
Provide your bidders with the Delinquent List from the newspaper or printed from our website. It is essential that the bidder have the correct list and in the correct order to avoid delays in the bidding process. PLEASE make certain your bidder understands the process.
When the bidder has reached your plateau of bidding, they may leave the room. Place your bidding number down flat on the table.
Parcels in bankruptcy will not be offered for sale. If you buy a tax sale on a parcel that later goes into bankruptcy, or is taken over by a government entity, you will need to see an attorney. If you purchase a tax sale through your error, we will not make exception and allow you to relinquish purchase of that property.
REDEMPTION:
Certificates will be issued in the name that designated at registration. A $22.00 nonrefundable fee is collected upon redemption, assignment or when a change of certificate of ownership is executed. Interest is paid at 14% upon redemption from the date of sale to the date of redemption.
ASSIGNMENTS:
There will be NO assignments the day of the sale. Tax certificates will be issued in the name of the parties purchasing the certificates. Assignments within 45 days require a notarized letter directing the assignment, plus the $20.00 fee per certificate and a copy of the cancelled check to the assignor demonstrating that due consideration has been given for the tax certificate.
Subsequent taxes may be paid as they become delinquent during the life of the certificate. Purchase of the subsequent tax may not occur before May 1st and September 1st of the following year. Please do not call us until the third week or later of these months, as we will not sell any subsequent taxes until we have completed processing tax payments made by mail during those months.
