JOB TITLE:Maintenance Technician

REPORTS TO:Director of Maintenance

WORK AREA:Orange Tree Senior Apartments, Oroville CA

HOURS OF WORK:Full-time, 40 hours per week Monday-Friday, and on-call in the event of an emergency (non-exempt).

POSITION OVERVIEW

The maintenance staff is expected to maintain PEP Housing’s high standards in order to constantly present our properties in outstanding condition and to provide residents with a safe, secure and well-maintained living environment. This includes, but is not limited to, daily, weekly, and monthly tasks associated with cleaning and repair of the overall properties and individual residential units. Compliance to all applicable rules and regulations of housing, OSHA, HUD, and PEP Housing is required. Utilization of a personal vehicle may be required if requested by a supervisor.

Must have a valid California Driver’s License, automobile insurance, and personal vehicle.

DUTIES AND RESPONSIBIILITIES

  1. Complete apartment turnovers within an established time frame and to organizational standards.
  2. Ensure all maintenance needs are documented and report any unsafe conditions immediately.
  3. Assist with monthly and or annual maintenance of fire extinguishers, smoke/heat detectors, and sprinklers.
  4. Ensure lighting is sufficient and functioning at all buildings – report all problems.
  5. Maintain inventory of equipment and supplies at the property.
  6. Interior and exterior painting as needed.
  7. Develop reliable knowledge of all utility routing and cut-offs of water, sewer, gas, electrical, telephone, and cable at all properties.
  8. Maintain equipment manuals and warranties.
  9. Represent the agency in the community as a professional at all times.
  10. Act as a resource to on-site managers and staff, as requested.
  11. Attend staff meetings or other meetings as scheduled. Travel may be required.
  12. Assist at social functions as scheduled.
  13. Care for established lawns by mulching, aerating, weeding, removing thatch, and trimming and edging around flower beds, walks, and walls.
  14. Mix and spray or spread fertilizers, herbicides, or insecticides, round up onto grass when necessary, shrubs, and trees, using hand or automatic sprayers or spreaders as needed.
  15. Mow and edge lawns, using power mowers and edgers.
  16. Maintain irrigation systems, including winterizing the systems and starting them up in spring.
  17. Prune and trim trees, shrubs, and hedges, using shears and pruners.
  18. Maintain and repair tools, equipment, and structures such as buildings, greenhouses, fences, and benches, using hand and power tools.
  19. Use irrigation methods to adjust the amount of water consumption and to prevent waste.
  20. Care for artificial turf areas, periodically removing the turf and replacing cushioning pads, and vacuuming and disinfecting the turf after use to prevent the growth of harmful bacteria and weeds.
  21. Report any unusual resident activities to management immediately.
  22. Oversee vehicle fleet maintenance and report any problems with company vehicles.
  23. Log and track all work orders in the Boston Post program and create work orders when necessary. All jobs or projects must be documented. Must be able to use Microsoft Outlook for email and to be able to scan documents.
  24. Must have the ability to contact vendors if necessary to repair and fix items, only with Maintenance Directors permission.
  25. Responsible for rotating on-call schedules as prepared by the Director of Maintenance. Handle all emergency calls after hours as requested.
  26. Other duties as assigned.

SKILLS AND EXPERIENCE

  1. Experience in maintenance and repairs, light construction ability.
  2. Ability to evaluate and respond to property emergencies.
  3. Ability to follow oral and written directions.
  4. Ability to use and operate power and hand tools.
  5. Must be flexible, creative, and take initiative in handling emergencies.
  6. Operate powered equipment such as mowers, blowers, trimmers.
  7. Use hand tools such as shovels, rakes, pruning saws, saws, hedge –brush trimmers, drill and tape measure.
  8. Compassion and understanding for the elderly and disabled.
  9. Dress according to industry standards, neat and clean at all times.

WORKING CONDITIONS

While performing the duties of this job, the ability to work outside in all-weather conditions is required. You must be able to work inside the buildings and on the roofs of PEP Housing offices and properties, walk, climb ladders, stoop, kneel, crouch, reach, sit, bend and stand for long periods of time. The ability to lift, push and pull 100 lbs. is required. Employee can expect that they may be required to work beyond normal work hours and called upon frequently to handle problems or emergency clean up situations for residents and staff.
