Emphasizing the Positive / What is the first thing someone notices when he or she walks into your bedroom? Is it positive or negative? Usually a beautiful bed with comforter and many pillows fulfills the role of focal point. / Insert pix of focal point
Here are some ideas that will help to maximize your positive features and focal point in order to make them really stand out:

Here are some ideas that will help to minimize your negative features in order to make them less noticeable

Lighten Up

/ Chandeliers are very popular in bedrooms right now although in hot areas we prefer a beautiful ceiling fan/light for practical reasons and so will your buyers. Here are some ways to let in the light…
 / Remove window coverings that are blocking out the sun
 / Remove outdated window coverings
 / Add more lighting in the form of bright bedside lamps or a stand up lamp – Make sure the bulbs are the brightest 3 way kinds you can find.
 / The paint color on the walls is too dark, consider a brighter more neutral color or a soothing periwinkle

Homebuyers Appeal / Neutralizing this space as much as possible so buyers cannot enter in and immediately profile the home seller. Here is what we recommend:

Emotional Connection Points / Beautifully made beds are critical to successfully staging a bedroom. Remember, your bed is the focal point of this room…make it inviting, plush and grand. Here are some great bedding ideas:
/ The pillows are so beautiful you don’t even notice the plain bed spread. You can never have too many pillows! They don’t have to match, simply pick a color and go to local discount stores (Homegoods, Target etc..) and buy a bunch. You can take these pillows with you and they really do a lot to dress up your bedroom as well as de-emphasize other flaws in the room!
If your bedroom is a bit more casual, go with it’s style. When building your pillows, think pyramid with at least 3 layers. It’s very easy to buy Euro shams for the back row, in fact IKEA sells them for less than $15 a piece. If you’re on a budget, buy simple pillow covers of a neural color to create the back row…you don’t see it anyway. /
Part of creating your sanctuary is adding a reading space. Nothing draws a buyer emotionally more than a cozy chair complete with ottoman, pillow and throw. It just makes you want to curl up in it with a great book and cup of hot java. Here are some great ideas to dress up your reading space:
/ We love the faux fur, talk about sinking into this chair. A couple of books, vase of flowers or candle on a table really complete the picture. If you don’t have a table, use the ottoman to place an open hardback book face down next to a cute teacup on a saucer.

Emotional Connection Points / Here are some staging tray ideas for your bedroom. The tray should go on the center of your focal point (bed) right where everyone can see it:
/ Who doesn’t own an oversized coffee mug and saucer they can easily fill with hay or coffee beans. Put the mug on a tray next to your local paper and an emotional response is created…coffee in bed.
This tray speaks volumes to women and is also a lot of fun. Again, a simple tray, teapot, lemon and napkin alone would be fine. Place a Tiffany box with a bow on it and you’ve created an emotional response. Staging is a combination of de-personalizing yet inserting accessories that build an environment that buyers can aspire to. It’s all about MARKETING. /
/ Similar to the living area, you can build a more sophisticated tray by using champagne glasses and bottle, brandy snifters or as in this picture two beautiful martini glasses and a shaker. The point is to use what you have in order to evoke an emotional response that fits the style of the bedroom.

A Word About Closets… / Many stagers will ask you to clean out all of your closets and cabinets on the off chance a buyer looks through it. We think this is a good idea but a bit over the top. We describe how you can clean out your closets in the “Going the Extra Mile” section but have no expectation that you need to get this done. Remember, our focus is on the priority transformations, not to drive you crazy with a lot more work. Ideally, since you will be packing things away anyway take a closet at a time and weed out anything you haven’t used in four months.
With that said, the Master Bedroom closets are the exception to this rule. This is an area that homebuyers pry into so it’s a good idea to appear spacious, neat and organized. The more anal you appear to be, the more your homebuyer will view the house as “taken care of”. Below is a step by step checklist of how we suggest you attack your master bedroom closets:
Pack away anything you have not used or worn in four months. For most of us, it’s about 80% of our wardrobe. Think ahead in terms of weather and special events but overall this should not be hard to do.
Group by item starting with shirts, blouses, jackets, skirts and lastly pants (If you have a walk-in closet, pants should be in the back).

Within each item category, arrange by color

Make sure each item is facing the same direction (away from the door)

Organize shoes preferably in a rack on the floor

Clear off and pack away anything on the top of the closet shelf

Organize any “loose” items such as belts and scarves in matching boxes or baskets on the top of the closet

Consider buying inexpensive hat boxes for your hats and a little drama

Consider buying wood hangers OR matching hangers

Consider buying a closet organizer (Target has these now) which can be very appealing to homebuyers

Finally, since closets usually don’t have any natural light, make sure your artificial light is extra bright by replacing the bulbs and cleaning the fixtures
