Director of Property Operations/Senior Asset Manager

Join a growing, family-owned commercial property investment and management company specializing in retail shopping centers, with 20+ properties and 200+ tenants as Director of Property Operations/Senior Asset Manager. You will run the day-to-day operations of the company including overseeing property management, leasing, the overall financial performance of properties, and assisting with new company acquisitions. You will report directly to the company Principals.

  • Property Management: Oversee Property Management (both in-house and third party) to ensure tenant issues are addressed in a timely manner and facilities are maintained in a first class condition and within budget. Supervise major tenant improvements, capital projects, and construction. Use property management best practices to help maximize department efficiencies and property occupancy rates.
  • Leasing: Assist in developing leasing strategy with company Principals. Manage third party leasing agents and in house leasing efforts, offering feedback on target tenants, and negotiating letters of intent and leases. Help grow occupancy to 98% throughout.
  • Financial Performance:Responsible for overallfinancial performance of properties, including budgets, and accounts receivable. Act as a second set of eyes for the President in reviewing property financials and lease expirations. Manage the Accounting Department to perform with a high level of quality and accuracy. Oversee Property Management Department’s annual budgeting and expense reconciliations.
  • Organizational Development: Manage performance of Property Management,Leasing, and Accounting Departments and ensure proper staffing is in place to accomplish the company’s strategic goals as more properties are added and the company grows. Review existing company processes and procedures, and make improvements where necessary.
  • Legal: Work with outside counsel and/or in house staff on drafting documents, leases, and on collections and/or tenant evictions when necessary. Negotiate major property related contracts.
  • Strategy: Develop and implement short, medium, and long term property objectives with the direction of company Principals. Assist company President with acquisitions, acquisition analysis and due diligence, sell/hold analysis, financings, and major lease negotiations.

BACKGROUND AND EXPERIENCE:

The ideal candidate will have the following education, work history, knowledge and skills.

Education: Bachelor’s degree or CSM, CPM or similar designation strongly preferred.

Experience: 8+ years in Property Management and/or Asset Management within the retail shopping center business. Experience with office building management is also a plus.

  • Strong industry relationships with brokers, tenants, and vendors.
  • Experience on principal side and/or family offices is preferred.
  • Proven ability to develop and lead company departments.
  • Proficiency in Excel and Word required.
  • Proficiency in Argus and Yardi (or similar property management software) preferred.
