To Our New Neighbors,

On behalf of the members of the Board of Directors for the Country Club Townhomes Homeowners Association (CCTH HOA) we would like to welcome you to our approximately twenty-year old Community located next to the Prescott Golf and Country Club (PGCC) in Dewey, Arizona. Our private community occupies approximately seven-acres of land and borders the eighteenth fairway of a one-hundred and twenty acre golf course. In addition to golfing, membership the PGCC offers other amenities such as a golf pro-shop, swimming pool and a fully equipped workout gym. As a geographically and completely separate town-home development nested within the larger golf course Country Club community, CCTH offers a tranquil and serene country-like atmosphere positioned within viewing distance of several local mountain ranges. The community is landscaped with several kinds of decorative shrubs, bushes and trees of both evergreen and deciduous variety which includes different types of fruit trees that bloom in the spring of the year. In order to make your move into our community more enjoyable we have prepared a welcoming packet that includes information to assist you in getting settled and hopefully enhanceyour joy of living in our rural community.

Occupancy and Use Restrictions: A condensed version of a section of the Conditions, Covenants and Restrictions (CC&R’s) document that governs the CCTH community.

Treatment Plant Precautions: A listing of forbidden items that should not be discharged or disposed of down the drains and toilets of your townhome. CCTH owns and operates its own waste water treatment plant and there are many items that may disrupt system functionality resulting in a costly and time consuming recovery.

Special Notes to Renters:

1.) Please either contact your landlord (the owner of the townhome you live in) directly or through their representative for any issues that may arise. The Association ONLY works with community Property Ownersregarding townhome property issues and does not deal with real estate agencies or rental companies.

2.) The State of Arizona has amended the Condominium Act of Revised Statutes; Relating to Condominiums in Planned Communities to allow Homeowner Association enforcement of CC&R violations through the use of afine levying system. These fines most often are passed on to the renter by the property owner.

3.) In case of a leaking roof, broken water main, etc. please contact the Property OwnerIMMEDIATELY.

To all residents of the Country Club Townhomes community

It has become necessary to again remind all residents of certain rules and regulations applicable to our community. These rules and regulations are in the form of our Covenants, Conditions, and Restrictions (CC&Rs) which were implemented approximately 23 years ago, and are still very much in effect today, and the Homeowners Association (HOA) Board is charged with enforcing them. These rules were established, among other reasons, to maintain a neat, uniform appearance to our units (thus maintaining the quality and value of our entire community), and to preserve our collective peace and tranquility. Any period of lax enforcement of the rules over the years must not be construed as condoning violations, or as changes to the rules. These rules apply to all residents of our community, whether owner-occupied, or tenants. Items needing highlighting and special emphasis at this time are as follows:

1)No articles are to be draped, hung, or attached to an exterior wall or enclosure so as to be visible from neighboring property or any street. This includes, but is not limited to, clothing, blankets, rugs, banners, signs, decorative articles, wind-chimes, “sun-catchers”, flags, strings of lights, etc.

2)Limited, reasonable and temporary Holiday decorations are fine during the Holiday period, however, when the Holiday period is over, the decorations and lights must be taken down and put away.

3)Patios and balconies are to be used for their stated purpose, and not as general storage areas.

4)Alterations of any kind to the exteriors of the units, whether temporary or permanent, are not permitted without the approval of the HOA Board.

5)Skateboards, kick-scooters, roller skates, and in-line skates are not permitted to be used in our community.

6)Excessive noise emanating from any unit, regardless of the reason or the source, which disturbs adjacent units, is not permitted at any time.

When each one of us moved into this community, we agreed to these CC&R’s as being reasonable and acceptable, and we agreed to comply with them as a condition of our residency here. If your unit is in violation of any of these rules, please correct the situation in an expeditious manner. This letter is being distributed to all owners and residents in our community. Any follow-up, if necessary, will be handled on an individual basis.

OCCUPANCY AND USE RESTRICTIONS

The purpose of this writing is to provide property owners and/or their tenants with a condensed version of the residential use restrictions as stated in ARTICLE VIII on pages twenty-one (21) through twenty-seven (27) of the Declaration of Covenants and Restrictions (CC&R’s) for the Country Club Townhomes Community. The statements within this condensed text are not intended to replace or substitute any portion of the CC&R’s and as such are limited and confined to the sole purpose of highlighting and calling attention to those items for which infractions most frequently occur. All residents are to be provided a copy of the CC&R’s from their respective property owner or agent upon occupancy and/or ownership of a particular unit.

Single Family Dwelling: No dwelling shall be occupied by more than one family or by more than two (2) people not related by blood, marriage or adoption.

Limitation on Construction: No structure of a temporary character, trailer, tent, RV unit or outbuilding shall be used on any lot at any time for a residence.

Trash: Trash, garbage or other waste shall be kept in sanitary trash containers as provided by waste management companies and stored in individual garages.

Signs: No signs of any kind are allowed on the premises except as stated in items a, b, c, d, e, f, and g on page 22 & 23 in Article VIII, Section 6, of the CC&R’s.

Vehicles: Each town-home unit provides enclosed garage parking for one automobile and one golf cart. Additional parking issues are as follows;

Street Parking: No owner shall permit any vehicle to remain parked where parking prohibition is posted.

Overflow Parking Spaces:Open parking spaces are provided throughout the community for resident and guest parking only.

Size Limitation of Parked Vehicles:All parked vehicles must fit within the boundary of the designated overflow parking spaces.

Right to Tow:Either the Board or an assigned Property Manager may have any vehicle towed which is parked in violation of the stated declarations pending notice to the owner as described in Section 7, item d of the CC&R’s.

Garage Doors: Garage doors are to be kept closed at all time except when in immediate use.

Antennas: With the exception of the small satellite receiver dishes only those antennas approved by the Architectural Control Committee are allowed.

Picnicking: Preparation and consumption of food and drink on the common areas is limited to the barbeque areas provided for that purpose.

Nuisances: No nuisances shall be permitted to exist or operate on any property so as to be offensive or detrimental to any other property or its occupants.

Rubbish or Debris: The accumulation of rubbish or debris is not permitted on or adjacent to any property.

Exterior Audio Devices: No exterior speakers, horns, whistles, bells or other sound devices, with the exception of security devices, are allowed.

Unsightly Articles: No article including but not limited to bathing suits, towels, mops or decorative items may be hung, draped or attached to an exterior wall or enclosure.

Pets: Dogs (less than twenty-five pounds), cats and caged birds are allowed but must conform to details as described on page 26 in Article VIII, Section 15, item h of the CC&R’s.

The Waste Water Treatment Plant Precautions

To all new and long time residents of the Country Club Townhomes Community please be aware of the fact that we own and operate our own waste water treatment facility (sewage plant) and it will not function properly if the following items find their way into the drains and toilets of your home; motor oil, gasoline, paints, varnishes, solvents, strippers, photo developing chemicals, floor wax, rug cleaners, heavy duty cleaners, fertilizers, herbicides, and pesticides, eggshells, grease, coffee grounds, tea bags, kitty litter, cigarette butts, paper towels, hair, rags, sanitary napkins, tampons, dental floss, large amounts of bath or body oils, newspaper, water softener backwash,drain de-clogging chemicals and large amounts of foods. Please help protect this important resource.

The flushing of tampons and baby wipes (even those that say they are flushable) are particularly problematic and can cause blockage in some of the passages of our waste water treatment system.These itemsshould never be flushed down your toilet.
