Q.WHAT ARE MY VOTING RIGHTS IN THE CONDOMINIUM ASSOCIATION?

A.IN ANY MEETING OF MEMBERS, THE OWNERS OF A CONDOMINIUM SHALL BE ENTITLED TO ONE (1) VOTE.

IF A CONDOMINIUM UNIT IS OWNED BY MORE THAN ONE PERSON, ALL THE OWNERS THEREOF SHALL BE COLLECTIVELY ENTITLED TO THE VOTE ASSIGNED TO SUCH UNI AND SUCH OWNERS SHALL, IN WRITING, DESIGNATE AN INDIVIDUAL WHO SHALL BE ENTITLED TO CAST THE VOTE ON BEHALF OF THE OWNERS OF SUCH CONDOMINIUM NOT OF WHICH HE IS A PERT UNTIL SUCH AUTHORIZATION SHALL HAVE BEEN CHANGED IN WRITING.

Q.WHAT RESTRICTIONS EXISTS IN THE CONDOMINIUM DOCUMENTS ON MY RIGHT TO USE THE UNIT?

A.THE CONDOMINIUM MAY NOT BE USED FOR ANY PURPOSE OTHER THAN A SINGLE FAMILY RESIDENCE. UNIT MUST BE MAINTAINED IN A CLEAN AND SANITARY MANNER. UNIT OWNERS MAY NOT DO ANYTHING OR KEEP ANYTHING IN THEIR UNIT THAT WOULD INCREASE INSURANCE RATES ON THE UNIT OR COMMON AREAS. UNREASONABLE NOISE IS PROHABITED.

UNIT OWNERS ARE REQUIRED TO ABIDE BY THE RULES AND REGULATIONS ADOPTED FROM TIME TO TIME BY THE BOARD OF DIRECTORS OF THE ASSOCIATION.

UNIT OWNERS MUST ALLOW THE BOARD OF DIRECTORS OR AGENTS AND EMPLOYEES OF THE ASSOCIATION TO ENTER ANY UNIT FOR EMERGENCY MAINTENANCE INSPECTION, REPAIR AND REPLACEMENT.

UNIT OWNERS MAY NOT SHOW ANY SIGN, ADVERTISMENT/ OR NOTICE OF ANY TYPE IN THE COMMON AREAS OR LIMITED COMMON AREAS, OR IN THE UNIT EXCEPT FOR THE DESIGNATED BULLETIN BOARDS LOCATED IN THE MAIN LOBBY AND THE LAUNDRY ROOM.

UNIT OWNERS MAY NOT ERECT EXTERIOR ANTENNAS OF ANY KIND.

RESIDENTS SHALL EXERCISE EXTREME CARE ABOUT MAKING NOISE OR USE OF MUSICAL INSTRUMENTS, RADIO, TELEVISION AND AMPLIFIERS THAT MAY DISTURB OTHER RESIDENTS.

HANGING OF GARMENTS, RUGS, ETC. FROM WINDOWS OR BALCONIES IS PROBIBITED. THE DUSTING OF RUGS FROM WINDOWS OR BALCONIES ON THE EXTERIOR PART OF THE BUILDING IS PROBITITED.

THROWING OF GARBAGE OR TRASH OTHER THAN IN THE RECEPTACLES PROVIDED IS PROHIBITED.

PARKING OF COMMERCIAL VEHICLES,BOAT TRAILERS OR TRAILERS OF THE TYPE USED FOR HAULING OR MOVING IS PROHIBITED.

  1. WHAT RESTRICTIONS EXIST IN THE COMDOMINIUM IN THE CONDOMINIUM DOCUMENTS ON THE LEASING OF MY UNIT?

A FOR NEW OWNERS THERE IS A ONE YEAR WAITING PERIOD (FROM DATE OF

CLOSING) BEFORE ANY UNIT CAN BE RENTED.LEASING SHALL BE LIMITED TO

ONE (1) YEAR LEASES ONLY. THE OWNER OR LEASING AGENT MUST SUBMIT A

COPY OF THE LEASE TO THE MANAGERS OFFICE FOR APPROVAL OF THE BOARD

OF DIRECTORS BEFORE THE PROSPECTIVE TENANT MOVES IN.

  1. AM I REQUIRED TO PAY RENT OR LAND USE FEES FOR RECREATIONAL OR OTHER COMMONLY USED FACILITIES ?
  1. A DEPOSIT OF $50.00 FOR THE USE OF THE SOCIAL ROOM AND KITCHEN FOR A

PRIVATE PARTY. WILL BE RETURNED IF THE AREA IS CLEANED WITHIN 12

HOURS OF THE PARTY’S CONCLUSION

  1. HOW MUCH ARE MY ASSESSMENTS TO THE CONDOMINIUM ASSOCIATION

FOR MY TYPE AND WHEN ARE THEY DUE?

  1. ASSESSMENTS ARE DUE THE FIRST OF EVERY MONTH. THERE ARE 8 LEVELS

OF MONTHLY ASSESSMENTS THAT ARE BASED UPON THE SIZE OF THE

INDIVIDUAL UNITS AND LOCATION OF EACH UNIT. THERE IS A LATE FEE OF

$15.00 IF MONTHLY ASSESSMENT IS NOT RECEIVED IN THE OFFICE BEFORE

THE 10TH OF THE MONTH.
