Closing Out the old year and bringing in the New Year –

December 15, 2010

DearBay Oaks Owner,

At the December board meeting, the proposed 2011 Bay Oaks Operating and Reserve budgets were approved as presented. Although the Board found it necessary to slightly increase the quarterly maintenance fees to $1293.50, we are pleased to have been able to hold the increase to only 1.6% which is $6.83 per month.

This is the first change in the maintenance fees since 2007. Even with this increase, the fees are still below what they were in 2006 and one of the lowest on the key.

We are vigorously attacking the outstanding balances but collection and/or foreclosure does take time and money and we still have to pay our bills. It is a vicious circle: the property needs to keep itself up in order to attract new buyers of the delinquent units but the association receives no quarterly fees from the delinquent units to keep itself up.

It has been an incredible year at Bay Oaks. We have accomplished so much this past year such as:

  • Installation of security cameras on the property
  • Total resurfacing of the pool
  • New pool pump for more efficiency and noise reduction
  • Total resurfacing of the pool deck
  • Total resurfacing of the E Building walkways
  • Tennis court refinishing and installation of fence screen
  • New landscaping in the front of the property
  • Updated and improved lighting
  • Certification for night swimming by Sarasota Co. law
  • Continued upgrading of the irrigation system to micro-irrigation
  • Continued building restoration
  • Purchase of a conference phone for open and accessible meetings to all owners

In addition, Augie Smallwood, our Maintenance Supervisor, has enacted a preventative maintenance program for the property. Augie, along with all of our vendors continue working daily to make Bay Oaks the best that it can be, all under the expert direction of our Property Manager, Melissa Johnson. Yet, with all of this work done, we still have a ways to go to get Bay Oaks in pristine shape and keep it there.

We, your board members, are very proud of what has been accomplished during 2010. And, with your support, we look forward to continuing working together for the betterment of Bay Oaks in the coming year. We have much more to do!
