RENTAL ACCEPTANCE GUIDELINES

APPLICATION PROCESSING FEES:

•Application fee is $50 per application and $75 per married couple.

• A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants eighteen (18) years or older. Married couples may complete one rental application. All persons 18 years and older are required to be a lease holder. All persons under 18 years are required to be listed as an occupant on the application.

•No cash accepted. We accept money orders and/or cashier’s check. We also accept the following major credit cards (VISA, M/C, & Discover); convenience fees will apply. We accept personal checks once an applicant has been accepted as a future resident.

•Applicant screening includes current employment, income verification, previous employment, rental history, credit check, eviction/skip search and a criminal background check.

•A Holding Fee reserves an apartment home and is due when submitting a rental application at any NHE property in the amount of $200 to the leasing office. Once a decision has been made to accept the application the $100 will be applied to the Move-In Administrative Fee as a prepayment and is non-refundable. Should the application be denied, the Holding Fee will be refunded to the applicant.

•Deposits will be liquidated if cancellation occurs by applicant after 72 hours of being notified of approval or by falsifying information on the rental application.

OCCUPANCY STANDARDS:

•A maximum of two people in a 1 bdr/1ba unless the third occupant is younger than 12 months.

•A maximum of four people in a 2 bdr /2ba unless the fifth occupant is younger than 12 months.

•A maximum of six people in a 3 bdr /2ba unless the seventh occupant is younger than 12 months.

•Guests may not reside in home longer than fourteen (14) days without written consent from management.

•One (1) vehicle per lease signing person and no more than two (2) vehicles per apartment unless authorized by management or a carport or garage is reserved for additional vehicles where applicable.

INCOME:

•Household verifiable gross income must equal or be greater than three (3) times the Market rental rate or (3) times the Current Special rental rate.

•One (1) year at present job or verifiable former employment of at least 12 months. Two current pay stubs are required.

•Guarantor lease holders must have verifiable income that equal to five (5) times the Market rental rate. When a guarantor is required, they will be listed as a Leaseholder and will be 100% responsible for the lease, along with all other leaseholders. (for full time students)

•If self-employed, most current tax return and bank statements for the previous two (2) months must be presented. Applicants employed on a commission only or base pay plus tips/commissions/bonuses are considered self-employed (if unable to qualify on base income).

RENTAL HISTORY:

•Positive rental history for the past twelve (12) months must be verified by previous landlord. First time renters and active military will be considered to be good history, unless credit states otherwise. Additional fees may be required.

•No more than (3) late payments within a 12 month period and no more than 2 NSF payments within a 12 month period will be allowed.

•No history of evictions, broken lease agreements, frequent late payments, drug use, poor housekeeping, unruly or destructive behavior by applicant, occupants or guests.

CRIMINAL BACKGROUND:

•No misdemeanors involving fire arms, drugs, theft, sexual assault, destruction of property, and/or crimes against a person, or any crime involving a minor within the last 10 years.

•Felony convictions will result in denial. No exceptions.

We do not discriminate on the basis of race, color, creed, religion, sex, national origin, disability or familial status.

I ACKOWLEDGE THAT I HAD AN OPPORTUNITY TO REVIEW THE PROPERTY’S RENTAL SELECTION CRITERIA, WHICH INCLUDES REASONS WHY MY APPLICATION MAY BE DENIED, SUCH AS CRIMINAL HISTORY, CREDIT HISTORY, CURRENT INCOME AND RENTAL HISTORY. I UNDERSTAND THAT IF I DO NOT MEET THE PROPERTY’S RENTAL SELECTION OR I FAIL TO ANSWER ANY QUESTION OR GIVE FALSE INFORMATION, THE PROPERTY MAY REJECT THE APPLICATION, RETAIN ALL APPLICATION FEES, ADMINISTRATIVE FEES, AND DEPOSITS AS LIQUIDATED DAMAGES FOR ITS TIME AND EXPENSE, AND TERMINATE MY RIGHT OF OCCUPANCY.
