NEW HOME (Single Family Dwellings)

Building Permit applications for new homes require substantial information to be processed and the checklist below identifies typical items that need to be supplied.

If you are not designing your own home, you will need the services of a qualified designer.

If you are not acting as the general contractor on your home, you will need to enroll the dwelling with Tarion (formally the New Home Warranty program).

All work on your drawings must conform to the standards set out in the Ontario Building Code any applicable municipal By-laws and other applicable laws.

NEW HOME (Single Family Dwellings) BUILDING PERMIT APPLICATION CHECK LIST

The following are documents are required to apply for a building permit for a new house:

1. A completed Building Permit Application

2. Copy of Deed or recent property tax bill (proof of land ownership)

3. Copy of Survey

4. Septic System Approval from the Health Unit

5. Conservation Authority approval (for properties along or near water)

6. Entrance permit from the Township of South Frontenac Public Works department, Entrance Application form (only for properties accessed by a public road not a private lane)

7. Completed Occupancy Notice form

8. Completed Setback Waiver form

9. One complete set of plans on paper (max 11”x17”), or in electronic PDF format::

o Construction Plans:

§ Foundation plan

§ Floor plans including basement – identify use of all rooms and spaces (i.e. “bedroom”, “closet”, “unfinished basement”, etc….)

§ Building elevations (all sides)

§ Cross section views indicating dimensions, heights and construction materials

§ Truss layouts of both roof and floor (if engineered floor joists are to be used)

§ Design and specifications for engineered materials or systems used must be stamped by a Professional Engineer licensed in Ontario.

§ Heat Loss calculations with a Ventilation Design Summery (must be completed by a HRAI certified designer) and Energy Efficiency Design Sheet

o Site Plan:

§ Civic Address and legal description

§ North Indicator

§ Show all property Lines with lot dimensions and lot area calculation

§ Show all roads that beside the property lines

§ Dimensioned outline of existing and proposed buildings, structures, septic tank and field, and driveways

§ Location of new house (with measurements) relative to;

§ property lines,

§ other structures,

§ septic system,

§ well or water service,

§ municipal and/or private easements and rights-of-way, including private lanes

§ overhead power lines

§ any watercourses, drainage, ditches, culverts and other water-bodies including the high water mark

§ retaining walls, existing or proposed

o Grading plan in combination with the site plan, showing:

§ The Design criteria as set out in the Subdivision Agreement applicable to the property, (note; this plan must be prepared by a Ontario Land Surveyor and Professional Engineer licensed in the Province of Ontario)

or,

§ For properties not within a Plan of Subdivision, drainage arrows indicating the proposed direction of surface drainage on the property after construction will be completed.

This checklist constitutes a preliminary listing of documents that may be required to be submitted with a Building Permit application only. A further review will be completed by the Building Inspector, at which time more information and/or amendments to the submitted application documents may be required.
