The first version of this House Rules was short and sweet. After gaining some hosting experience, I have learned that it is better to spell out expectations clearly. What one person considers common sense is... well… not common sense to another person. We all come from different backgrounds, cultures and places, and expectations vary. To help avoid confusion, experienced Airbnb hosts spell out the rules in considerable detail.

General
· Absolutely No Smokers. If you are a smoker, please find different accommodations immediately. No smoking on the property.
· Quiet after 10pm.
· Use coasters under drinks on all furniture.
· Shoes are fine in the house, but not on the furniture or bed linens.
· My neighbor’s kitchen windows face your bedroom. Please close the curtains when appropriate. They don’t want a free show. J
· The cats do not go outside at night. When the laundry room door is closed (blocking their access to the cat door), do not let the cats out, and keep the door closed.
· Thou shalt not bit torrent nor use the internet connection for activities prohibited by law or by my internet provider (Comcast).
· No candles or open flames.
· The City of San Jose requires that residents separate recyclables from the garbage. Bottles, cans, paper, cardboard, etc., are all recycled. Please see the full list for more information.
Noise
· Quiet after 10pm (or after hostess has retired for the evening). This is a smaller house with wood floors, and sounds carry. This includes TV, music, phone call volume, etc. You don't have to turn it off, just keep the volume low.
· Use headphones when using Skype.
· Phones on mute after 10pm.
· Please keep the TV volume low after 10pm.
· When it’s late, please open and close doors quietly. Remove your shoes if it’s really late. In general, please be considerate to others who are sleeping.
Parking
· Please park directly in front of my house, or across the street on the island. Please do not park in front of my neighbors’ houses.
Guest Access
Guests may access these areas of the house:
Bathroom, Living Room, Dining Room, Kitchen, Laundry Room and Back Yard.
These areas are off-limits:
Host’s Bedroom, Office, Basement, and Garage.
Laundry Use
Guests may run one load of laundry. Please let me show you how to operate the machines and what detergent to use.
Internet Access

· If you need a very fast connection, a wired connection is available via Ethernet cable.
· Use headphones when using Skype.

Television
· Use the ON & OFF buttons at the top right corner of the DirecTV remote. Do not use the PWR button.
· Please keep the volume low after 10pm.
Bathroom
· Conserve water during this severe drought.
· Turn off water when brushing teeth, shaving, or washing dishes.
· Put the toilet lid down.
· Do not flush tampons or sanitary napkins (sorry, but the alternative is much worse).
· Please hang your wet towels. Do not leave damp towels on the furniture.
· Leave the bathroom door open (when not in use).
Shower
· Place dark brown bathmat on floor before showering, to keep floor dry and prevent
slips/falls.
· Please keep showers brief (<10 minutes).
· The wall dispensers contain:
S – Shampoo
C – Conditioner
B – Body Wash
F – Facial Wash
The other products/items in the shower and bathroom are for hostess use only.
· Open window when showering.
About the Kitchen
Obviously, it is the only part of the house that hasn’t yet been updated or renovated. All the Airbnb proceeds are going into the kitchen remodel fund (yay!). Hopefully the renovation will happen this year, which is why I’ve avoided updating the paint, appliances, floor, counters and just about everything else.
Kitchen Use
· Kitchen use is limited to:
o Preparing breakfast
o Simple food prep (sandwiches, etc.)
o Using the microwave and toaster oven
o Anything more involved (i.e., if it involves pots, pans, stove, oven, etc.) is not permitted.
· Silverware and dishes are where you’d expect to find them. Feel free to look around.
· To-Go coffee cups are available.
· The toaster oven is unreliable. Watch your toast.
· Please rinse dirty dishes and leave them in the sink. I will load the dishwasher.

BreakfastFeel free to make your own breakfast:
Coffee
& Tea / There’s a mini coffee maker, or use the single-serving cone filter over a cup. Filters are in the drawer.
Please use the filtered water from the dispenser on the freezer.
There’s a plastic cup in that same drawer – use it to get water from the freezer dispenser.
To boil water, please use the electric teapot on the counter.
Milk & Creamer / Help yourself - it’s in the fridge.
Bread, etc. / Look in the freezer for bread and English muffins.
Butter & Jam / Jam is in the fridge in a red basket. Butter is under the microwave.
Oatmeal / On the counter by the coffee.
Eggs / Just ask – I’d be happy to prepare some eggs for you.

PLASTIC
· All plastic items labeled with the numbers 1 - 7
· Soda, water, mouthwash, and mustard containers
· Detergent bottles, milk jugs, shampoo bottles, spray bottles, yogurt and margarine tubs
· Medicine bottles, squeezable bottles (e.g., honey)

My Pets

Hot Tub
· Do not sit on the cover.
· No drinks/beverages on, in or near the hot tub.
· Please use beach towels (in your closet).
· Caution: I keep it very hot at 106°F (102°-104° is normal).
· Opening the cover:
o Fold the first half back
o Climb in the tub
o Lift and push towards fence into upright position.
o Reverse this process when done
· Be careful when stepping into the hot tub. The only surfaces that are flat are the step, and the hot tub floor. All the seats are sloped, and you’ll slip and fall if you attempt to step on the seats instead of the step/floor. Don’t say I didn’t warn you.
· The jets/light control inside the hot tub doesn’t work reliably, but the one on the outside panel does.
Thermostat Schedule
Feel free to adjust, but no higher than 72° F.
To override, just tap the up or down arrow until the screen shows the desired temperature.

Drought 2014: What You Need To Know
Governor Brown has declared a statewide drought emergency and is asking all Californians to reduce their water use by 20 percent. California is experiencing a serious drought and the state will be challenged to meet its water needs in the upcoming year.
Calendar year 2013 was the driest year in recorded history for many areas of California, and current conditions suggest no change is in sight for 2014.
Water conservation is always important in California, but this year no Californian can afford to waste any water. We all need to do our part.
What can we do?
Water is a critical part of California’s way of life. Our economy, our environment and our day-to-day lifestyle need water to flourish. But our water supply is limited. We can help make the most of it by using water wisely every day.
Saving water is not hard. We simply need to be smart about using what we have.
Rethinking the way we use water – both indoors and outdoors – will help stretch our limited supplies and ensure water is there when we need it. If we all work together, we can make a difference for California’s future.
Remember, every drop of water is important. Use water wisely.
