SITE VISIT

A site visit was conducted on the 4th October 2012 with the permission of the owner of the site Anthony Pridham. During the site visit a lady had advised that work-cover had arrived and the group representative (Roman Pilch) had to leave the site as instructed by the GEBEL Aquasafe lady employee.

Description of Building Fabric

The structure is structured on a steel frame with slab on ground, with north/south walls are of concrete block, cavity with the outer skin consisting of split-face blocks. The North and South walls of the high rise storage unit are cladded in corrugated metal sheet panels and painted in similar contrast to match the rough texture of the external blocks used. The Office Area and entry stairs include materials as mentioned above (concrete block, cavity) and standard gypsum internal wall partitions and pre-cast concrete which is used to construct the stair cases and window units. Internal doors are of standard fire rated material found during the building constructions and can be viewed within the Site Investigation.

All external windows and doors are aluminium glass frame while the loading dock on the western side has corrugated awing door and roller door. Internal finishes are as follows:

  • Painted internal doors – blue in colour
  • Office Floor – Standard red carpet
  • Floor in other areas – Polished concrete finish
  • Walls painted white

Site Layout and Description

Ground Floor Lower: This ground floor level contains the main entry/exit and access area for delivery of goods from Coombes Drive. The ground floor lower area includes various storage areas, and open space.

Ground Floor Upper:includes various storage areas, and open space.

Level One: consists of circulation and amenities areas confined to the northern perimeter of the building.

Level Two: This area is the administration and office area for the facility. Areas include reception, office, boardrooms, kitchens and direct access via stairway to main public entry.

Level Three: Is a mezzanine room

Roof Top: Corrugated roof top with air condition equipment.
