TOWN AND COUNTRY PLANNING ACT 1990, Town and Country Planning (development management procedure) (england) order 2010– Notification of APPROVAL of details/scheme required by condition.

Planning permission Ref. No: WD/3032/CC - Construction of an indoor special needs swimming pool. Grove Park School, North Beeches Road, Crowborough TN6 2AS. - Decision Dated 1 September 2011

I refer to your letter dated 24th October 2011 and the attached landscaping plan (drawing number: Grovepark 1) submitted for approval pursuant to the following conditions of the planning permission detailed above.

Condition No and Details as submitted:-

3. Development above ground shall not commence until full details and samples of the materials to be used in the construction of the external surfaces of the building hereby permitted have been submitted to and approved in writing by the Director of Economy, Transport and Environment. Development shall be carried out in accordance with the approved details.
Reason: To ensure the appropriate appearance of the development in the area in accordance with Policies EN27 of the adopted Wealden Local Plan and BE1 of the Non-Statutory Wealden Local Plan. / The materials to be used are Kingscote Grey Multi bricks (0750) and Russell Grampian Slate Grey roof tiles.
4. Development above ground shall not commence until plans and full details of both hard and soft landscaping works have been submitted to and approved in writing by the Director of Economy, Transport and Environment and these works shall be carried out as approved. These details shall include:
Hard Landscaping
- Means of enclosure
- Hard surfacing materials
- Signs, lighting etc
- Proposed and existing functional services above and below ground (e.g. drainage power, communications cables, pipelines etc indicating lines, manholes, supports etc.)
- Proposals for restoration, where appropriate
Soft Landscaping
- Planting plans including trees
- Written specifications (including cultivation and other operations associated with plant and grass establishment)
- Schedules of plants, noting species, plant sizes and proposed numbers/densities where appropriate
- Implementation programme
The landscaped areas shall be maintained thereafter in accordance with the approved management plan.
Reason: To integrate the development effectively into the surrounding environment and to comply with Policies EN27 of the adopted Wealden Local Plan and BE1 of the Non-Statutory Wealden Local Plan. / A hard and soft landscaping scheme has been developed between the applicant and the county landscape architect. It includes a contoured bund around the development site and the planting of trees and shrubs.
5. In addition to the details required by Condition 4, development above ground shall not commence until full details of tree planting to gaps along the boundary frontage to Crowborough Hill have been submitted to and approved in writing by the Director of Economy, Transport and Environment. The trees shall be planted within the first planting season following completion of the construction of the building and shall thereafter be maintained and managed in accordance with the approved details.
Reason: In the interests of visual amenity and the environment. / The line of the Beech Hedge on the boundary frontage to Crowborough Hill will be continued. This would adequately screen the site from Crowborough Hill and fill the gap between the existing hedge and the boundary chain link fence of the adjacent play area.

I confirm that the submitted details are approved under the power delegated to me by the County Council. I enclose one set of the approved documents stamped approved with today’s date.
