UNAPPROVED MINUTES
WINDMILL VILLAGE RECREATION CENTER ASSOCIATION
Board of Directors Meeting of August 20, 2011
1. The Meeting was Called to Order by President, Ted Ferguson, at
11:30AM.
Present were:
Ted Ferguson - President
Carol Felix - Vice President
Bob Straley - Secretary/Treasurer
Also present was:
Diane Tamiso - Manager
2. The Meeting Notice had been posted on 8/18/11 at 9AM at:
A. The 4 Condo bulletin Boards
B. Channel 63, private Condo TV channel
C. To the 93-member Condo email list
3. The minutes of the 7/16/11 BOD Meeting were read by Bob Straley and
approved unanimously.
4. The 7/31/11 Financial Report highlights were read by Bob Straley as
follows:
A. Operating Fund Balance $26,308
B. Reserve Fund Balance $10,946
C. YTD Income $68,611
D. YTD Expenses $64,437
E. YTD Income -Expenses $4,174
F. YTD Budget-Expenses ($4,537)
5. Manager Diane Tamiso Reported that:
A. The pool deck has been pressure cleaned and repainted.
B. The FPL rebate of Sales Tax of $1500-$2000 has not yet been received.
C. TheRecCtr now has an FPL “Power Saver Program” which takes 10% off
the monthly bill.
D. The table and chairs in the gazebo will be replaced in August.
E. The kitchen grill will be replaced.
F. The 1st floor vacated storage rooms will be modified into 8’ X 10’
(approx.) storage lockers available to Unit Owners for monthly rentals.
6. The Social Committee Chairperson, Diane Tamiso, reported that a Labor
Day and Halloween Party will be scheduled.
7. OLD BUSINESS
A. When the present Exercise Room is moved into the current “pool
hall/ping-pong room”, additional exercise equipment will be added. Jim &
Wilma Carpenter (Unit 78 Owner) have equipment in Nevada that they will
donate if the RecCtr BOD will pay the packing and shipping cost.
8. NEW BUSINESS
A. Roof repair quotes were reviewed to repair the flat roof and parts of
the mansard. A motion by T. Ferguson/Second by C. Felix to accept the
lower bid of $44,480 from J. Register Roofing (who will provide
negotiated financing) with the RecCtr adding 10% in case of identifying
additional mansard repair if found. In addition, a supplemental bid will
be requested for the cost to replace 100% of the mansard with: 1)
asbestos shingles; or 2) metal roofing. VOTE: Unanimous
B. The quotes for painting the building were deferred until the roof
repairs are completed.
C. A building cleaning quote of $120/wk., (the current cost is $90/wk.),
was reviewed. A motion by T. Ferguson/second by C. Felix to accept the
bid on a 3-month trial basis AND retain the existing Maintenance Worker
(for those tasks NOT included in the cleaning contract). It is assumed
that the cost of the Maintenance Worker will be lower than the current
$90/wk. The “division of labor” will be decided by the Manager as the
joint effort evolves. VOTE: T. Ferguson - YES; C. Felix - YES; B. Straley
ABSTAIN ( because current Maintenance Worker is his Stepson).
9. The Meeting was adjourned at 1:00PM.
