We’ve all heard the expression; my eyes are bigger than my tummy”. Well sometimes the same scenario can happen when we visualize a dream kitchen, a bath update, or a basement renovation, etc. We know what we want, and then choke when we see the estimate. Personally, I do that when shopping for a car. I have no idea what price to expect, so it gags me when I look at the sticker price.

For that reason, ReDoHomes is prepared to offer some price ranges for a list of the most popular projects that we do.

Many times human nature drives us as consumers to save every dollar we can. We cut corners and strive to stay on a tighter budget. I agree that it is unwise to pay too much . . . However it is much worse to pay too little. If you pay a little too much, you lose a little cash, but gain a satisfaction of a quality job done well, that you will be pleased with. If you pay too little, you run the risk of having to spend MUCH MORE, because if the job is not done by a professional, who will not cut corners and do the job right, you may have to tear out all the “new” work and start from scratch and have it done all over again. So what have you gained? On the other hand, you should be cautious about paying “extremely” too much. You certainly do not want to pay for someone else to live in a mansion built of marble.

We prefer to be honest and upfront with all of our customers about the costs of their project before we even get started. Almost always, once we get started, the homeowner decides they want something extra, additional work, or a change to the original plan. We are willing to accommodate changes, but it is understandable that this may alter the original price given. Therefore, many times we offer estimates with options and you, our customer may choose the option that best suits your needs, desires, and budget.

Regardless what contractor you choose, you should verify that they are licensed, insured, and will provide you with a written estimate and a written contract, for your protection, and theirs as well prior to the commencement of any work. ReDoHomes has you covered on all of that.

Every remodeling project is different in size, style and design. Still, even with the fluctuating prices of building materials, we can safely estimate the cost of your project based on the Square Footage (Sq Ft, S/F) and simple categories of Basic (sufficient, fair), Cosmetically Appealing, (good quality, some detail and or art deco work), Higher End, (better, good quality, plenty of details along with art deco work as appropriate, and more features added), and Custom, (everything all ready listed and using the best of everything in fixtures, style and design).

The difference in the category you choose, Basic, Cosmetically Appealing, Higher End, or Custom, will determine your cost per Sq. Ft. This is due to the cost of our materials based on your specific design tastes, fixtures, and finishes desired, etc. In addition the cost may be impacted when in consideration of updating existing systems, site conditions, accessibility, age of home, etc.

Basic Room Addition,$175 - $265.00 per square foot and up
This is for a single room addition with a crawl space foundation, minimal electrical, minimal structural work, no plumbing, (available, but would run higher per Sq. Ft.), average finishes, average number of windows, easy tie-in to existing home, tie into existing heating system. (Generally speaking – the larger and more open the spaces are the less per square foot.)

Multi-Room Addition,$225 - $325 per square foot and up
Multiple rooms, full concrete foundation, new mechanical systems, average to very nice finishes, bathroom, closets, tile, hardwood, cedar or fiber cement siding, average to somewhat difficult tie-in to existing home. This pricing will be used, even if only 1 room added, if the project entails these characteristics of the finished project. (Generally – the larger and more open the spaces are the less per square foot.)

Two-Story Addition,$240 per square foot and up
Same criteria as above. The simpler, the less expensive. The more complex the more expensive. Generally, adding another floor above the other is a little bit more cost effective because the space shares the same roof and foundation. (this is not the same as adding a second story over an existing space. This is adding a floor/room where you have a 2 story span from floor to ceiling and you want to add a divider floor, creating an upstairs and downstairs level, only in situations where there is already a staircase to upper level.) (SF = total finished area – count second floor SF if finished)

Basic Kitchen Upgrade,$16,000 and up
If the layout of your kitchen is essentially okay, this estimate will allow for painting or refinishing existing cabinets, or re-facing them, or replacing them with economy grade to lower mid-range price cabinets, (depending on the amount of cabinets). It would include plastic laminate countertops, a new sink and faucets and flooring – all at economy to lower grade mid price range. This estimate will also include a fresh coat of paint to the walls and ceiling. Basically everything would stay close to or in the same location.Based on a 12' x 14' kitchen. (168 Sq. Ft.) This does not include the interior cabinet storage/organization systems, or the self closing hinges or any other type of high end hardware.

Minor Kitchen Remodel,$22,000 and up
Your kitchen may be in need of a more extensive renovation. This estimate allows for minor relocating of some of the cabinets, appliances and or sink.Included in this would be a new layout design if desired, updatedelectrical and lighting on existing circuitry, semi-custom cabinets in the mid price range, (depending on the amount of cabinets), with plastic laminate counter tops. The existing walls stay in the same location, (no enlarging the room etc.), and ceiling plaster or drywall would remain as is, with exception of walls and ceiling will get a fresh coat of paint. Includes new flooring, mid price range. New appliance installation will be included or reset existing appliances. (Price of new appliances is not included in this estimate. This is a personal choice and purchase to be made by homeowner.) Based on a 12' x 14' kitchen. (168 Sq. Ft.)

Major Kitchen Remodel,$48,000 and up
Your kitchen may be in need of a an complete, extensive, renovation. This estimate allows for a complete overhaul. This estimate would include removing everything including the wall and ceiling finishes wallpaper and/or plaster exposing the framing if necessary. In addition to a new design, also included would be all new electrical, lighting and plumbing within the kitchen, new wall and ceiling finishes, tile or hardwood flooring, new cabinets and solid surface or stone tops, one or two new windows.New appliance installation will be included or reset existing appliances. (Price of new appliances is not included in this estimate. This is a personal choice and purchase to be made by homeowner.) Based on a 200 SF kitchen.

Simple Bathroom Upgrade,$14,000 and up
Basically remove and replace all contents of an average sized, three fixture bathroom including # 1 - tub/shower including new faucets, # 2- toilet, # 3- sink/vanity including new faucet. This may include installing new flooring and paint, new exhaust fan, vanity light and mirror as needed and or desired.This will all be at economy grade level fixtures. Everything to connect to existing plumbing and electrical in existing locations. Most of the wall and ceiling finishes would stay intact.

Complete Bathroom Remodel,$20,000 and up
Basically gut an entire, average sized, three fixture bathroom and replace all contents including new tub/shower including new faucets, manifold, and fiberglass surround or tile art deco included, 5 star energy efficient rated toilet, sink/vanity and faucet of your choice falling in the mid price range. This estimate will include installing new tile flooring and paint walls and ceiling, new exhaust fan, vanity light and mirror. Everything to connect to existing electrical and plumbing in existing locations.

Master Bathroom Remodel,$34,000 - $42,000 and up
Typically master bathrooms may have two sinks and a separate shower. Oftentimes they also are larger with nicer fixtures and finishes. This type of remodel would be similar in scope to complete bathroom remodel with higher-end finishes and fixtures. This may at homeowners discretion include some art deco tile work on the walls outside of the shower area, around the tub area, back splash around sinks or even the entire bathroom. The more detailed the tile work and cosmetic aesthetics, the higher the price.

Simple Bathroom Addition,$27,000 and up
Simple 6' x 8' bathroom addition, crawl space foundation, cedar or fiber cement siding, one small window, electric and plumbing to connect near addition in basement with easy access, easy tie-in to existing home, basic bathroom finishes and fixtures. Economy to low mid range price fixtures. Vinyl flooring and paint. No tile work.

Upgraded Bathroom Addition,$35,000 and up
Basically the same as above but larger at 10' x 12' with separate shower, whirlpool tub, two sinks, separate room for toilet if desired and space permits due to layout, linen closet, custom vanity and tops, higher-end finishes and fixtures. Includes tile floors and tile in and around shower and tub areas and as a sink backsplash. If desired on walls outside of defined areas. The more tile used, and the higher end tile desired, will affect the exact price.

Basements,$55 - $225.00 per square foot
Most basements can be transformed into just about any type of space you desire relatively economically when compared to an addition or adding another level. The three biggest concerns with basement renovations are adequate headroom, moisture control and egress. The more basic the space the less it will cost. Likewise, the more amenities you add like an added bathroom, kitchenette/bar area, added windows and/or doors and more ornate trim details like coffered ceilings and wall panels, the more it will cost.

Finished Attics,$18,000 to $40,000 and up
Attics too can provide some very nice living space relatively economically when compared to an addition or adding another level. Respective to the size of your attic, it can be transformed to add anything from additional storage, to a bedroom, bathroom, study, library, play/game room, craft room, or whatever you need or desire. Adding some skylights or dormers can make the space feel larger. Or an entire section of roof can be raised. The simpler spaces naturally cost less than the more complicated ones do. A simple space might include; insulation, electrical/lighting, extend HVAC, adding a skylight or two, drywall, carpeting, trim and painting. The more complex will be adding Dormers and/or altering roof, adding closets, storage bins, or any plumbing as in a bathroom, or a wet bar. This price starts as a minimum for simple open storage and goes up from there depending on amenities added.

Decks,$30 per SF and up for simple PT to $75 per SF and up for upgraded w/Composite There's nothing like having a great deck to enjoy relaxing and entertaining outside. There are many materials to choose from. Most decks are constructed using pressure treated yellow pine which holds up well against the moisture. In full sun or for reduced maintenance you may want to consider choosing a composite like Trex.Also you should consider changing the existing grade if it doesn’t drain properly. Cost figures mentioned are based on adding a deck with footings and posts to 12" below grade, PT framing, single to two levels, spindled or cable railings all around, decking predrilled and screwed, properly flashed where attached to the house, lattice and stairs.

Vinyl Replacement Windows,$425.00 per unit and up
Energy efficient vinyl replacement windows offer an affordable and low maintenance solution to replacing old windows. This will vary greatly depending on the size, shape and odd sizes may need to be special ordered.

Entry Door Replacements,$950 to $3,000 and up
Replacing your front door can dramatically improve both the look and value of your home - an independent study suggests as much as a 5% increase in perceived value with the right combination. Single units are less than units including sidelights and ornate glazing options.As with anything, your budget along with the style of your home will be determining factors in the style and price of the door you choose.

Patio Doors,$1,700 to $4,000 and up
Nothing is worse than a sliding glass door, that does not slide. New patio doors operate incredibly smoothly compared to the older ones.Patio doors can have stainable or paintable wood interior with aluminum clad exteriors in a number of colors, but run higher. Most off the shelf patio doors are aluminum clad inside and out. Many homeowners opt to replace sliding patio doors with French Doors. They are very elegant and eliminates the sliding issue which could eventually become a problem again in the future.

Porches,$150 to $350 per square foot and up
Costs are based on constructing a new porch with footings below frost line, posts and/or columns, floor framing and flooring/decking, spindled railings, lattice work, steps, beaded ceilings, lighting, roof framing, roofing, tie into existing house. Additional cost if existing porch needs to be removed.

Garages,$80.00 to $90.00 per square foot and up
Based on a basic detached garage with a new slab foundation, wood framed walls, truss roof system, basic siding and soffits, a few windows, one entry door, garage door with opener, electrical and lighting system to code.

Carports,$12,000 - $20,000 and up
Carports can be very basic or quite intricate and complex in detail.Any carport should be designed carefully in order to maintain structural integrity, be functional and aesthetically pleasing, not appearing to be an afterthought.
