JOB DESCRIPTION
Summary:
The Directional Leader for Building and Grounds assures the optimal functioning of building systems, including mechanical, fire/life safety, elevators, etc. for all SPBC locations. Responsible for the coordination of maintenance, housekeeping, grounds, equipment and capital improvement projects of SPBC’s facilities and oversees parking and other related activities for events at SPBC facilities. The position requires knowledge and physical labor to completing preventive maintenance and repairs.
Duties:
  • Evaluates, conducts, and supervises all maintenance, systematic housekeeping, grounds and other service requests by the Executive Council, as well as other outside vendors or organizations for SPBC managed facilities;
  • Recruits, trains, equips, and oversees volunteers as needed for successful execution of duties of role;
  • Leads, disciples, equips, empowers and evaluates the work of all assigned personnel.
  • Performs basic maintenance;
  • Develops and manages annual department budget;
  • Building Coordinator/Key Control– Acts as building coordinator for all SPBC facilities, in partnership with the Event Services Team Leader, Police, Fire Dept, Security Officers, and SPBC Security Ministry; to facilitate/address safety and security procedures/concerns for SPBC managed facilities;
  • Plans for and schedules housekeeping, room set up and other support in response to campus events;
  • Conducts regular periodic rounds to inspect buildings, grounds, furniture, fixtures and equipment for security, fire and accident hazards and takes action when required;
  • Develops checklists and supplemental procedures as needed;
  • Observes and reports infractions of fire and building codes and rules and other irregularities in buildings;
  • Maintains access card/key inventory and assignment for all cards/keys at SPBC, and other designated areas;
  • Works to implement safety and emergency preparedness policies and procedures, with paid staff and servant volunteers;
  • Acts as representative of campus safety committee;
  • Maintains first aid supplies, fire extinguishers and other safety equipment;
  • Works with Events Team Leader to coordinate parking and transportation needs for visiting companies and guests;
  • Arranges parking for trucks, trailers, etc. as needed;
  • Supervises and works with onsite contractors and other vendors to coordinate project work schedules;
  • Tracks and reports progress of work; and
  • Performs related duties, as assigned.

Education and Experience:
  • High School Diploma or GED required;Bachelor’s Degree preferred.
  • Minimum five (5) years experience in facilities management, building maintenance or related area.
  • Basic mechanical knowledge of building systems (HVAC, plumbing, electrical, etc.)
  • Requires mechanical education, technical training and/or certification in a related area.
  • Training in methodology of facility housekeeping and maintenance, or equivalent experience.
Licenses:
  • Valid VA Driver’s License;
  • Mechanical HVAC certification or EPA Card preferred.
  • Certified Facility Manager (NACFM) highly preferred.
Knowledge, Skills and Abilities:
  • Working knowledge of practices and procedures relating to facility maintenance.
  • Working knowledge of safety practices and emergency preparedness.
  • Ability to work under constant pressure of deadlines in a high-priority environment.
  • Demonstrated ability to plan, conduct, supervise and evaluate a program of building, grounds and equipment maintenance
  • Demonstrated organization ability that allows incumbent to work on multiple projects with competing deadlines.
  • Ability to establish goals and prioritize workload independently.
  • Ability to work independently and as a part of a team.
  • Demonstrated initiative and prompt responsiveness to safety concerns.
  • Must be able to work a variable schedule that includes nights, weekends.

Description of Schedule and Requirements:
  • 40+ hours per week.
  • Attendance at requested meetings.
  • Willingness to learn SPBC church polity as it pertains to church membership, leadership, and service.
Physical Demands:
  • Frequent sitting, standing and walking for extended periods, frequent climbing, bending, stooping and lifting up to 45 lbs.
  • Ability to safely operate a motorized vehicle and power tools.
  • Exposure to adverse weather conditions, hazardous chemicals, odors, dirt and dust.
