Newsletter – April 2017

Repair and Maintenance Activities:

Listed below are some of the activities completed since the last newsletter:

·  Watkins repaired leaking water spigot by the guard house

·  Watkins repaired lights at the entrance sign

·  Hoover Construction repaired the water leak in unit 35 that involved replacing the entire deck

·  Replaced rotten wood over the entrance to unit 42

·  Replaced carpet on the landing in front of units 11, 13 & 14

·  Snead Painting power washed the front of the 10s and 20s buildings and touched up the paint

·  Lanco Paving repaired a sink hole in the parking lot

·  Anderson did the spring mulch of the complex

·  Repaired the parking lot light in front of unit 8 (thanks Andrew)

·  Open Repair Items:

o  Water leak in unit 40

o  Repair pool light

o  Rotten wood on the deck of unit 37

o  Replace rotten rope at the entrance

o  Parking lot repair

o  Open irrigation system for the season

2017 Capital Project Update:

·  Tennis Court Replacement – the Board has not made a final decision on this project and has decided it will be an agenda item for the annual meeting.

·  Pool Fence – this project will only be done if the tennis court is done so the two fences match.

·  Power wash and stain the wooden dock – this project may be pushed off till next year. The board will assess the condition later this year

·  Paint the 20s building- after power washing the 10s & 20s buildings and touching up the paint the Board has decided to defer painting on the complex for a year.

·  Deck on the 30s building – we have completed the deck on unit 35.

Financials:

We ended February with $74,440 in checking and $80,257 in our Capital Reserve Account. The $50,000 Line of Credit with BB&T has been allowed to expire as the board believes it is no longer necessary. The 2016 audit of the records has been completed by Creedle, Jones and Alga and no issues were found. 2016 tax returns have been filed.

Reminders:

·  As we start a new season please review the rules and regulations and remind your friends and family about our rules.

·  Several owners have complained that guests are throwing cigarette butts on the grounds. Please advise your guests not to litter the Moorings with cigarette butts.

·  Please ask your guest and family not to park in front of the buildings. We have a lot over flow parking spaces that can be used. The board would like to reserve parking in front of the buildings for owners only.

·  We have had an issue with guests bringing dogs and letting them poop on the grounds and not cleaning it up. Please remind guests and visitors that they must clean up after their animals.

·  If you rent your unit, please make sure you notify the Board of all the contact information on the renter and provide the Board with a copy of the lease agreement and provide the renter with a copy of the rules.

·  If you have moved or changed your key, please notify Barry Roberts so that we will have emergency access to your unit at all times.

·  The next Board meeting will be June 3, 2017, at 10:15 AM at the Clarksville Library. All Unit Owners are invited to attend, but the meeting is closed to renters or other third parties.

Presidents Corner:

Another season is here. I think the complex looks good and I am excited about 2017. Please mark your calendar for the annual meeting on June 24th at 10:00 am at the VFW complex on route 15. You will receive the official notification package in the next few weeks.

The capital program for 2017 includes the replacement of the tennis court which is currently estimated at $50,000. The Board has asked for an assessment from Court One and from our local owner about the condition of the court. This topic will be added to the agenda for the annual meeting.
