The Block – Renovating a property

This task is part of your assessment and must be handed in complete by the end of Week 5, Friday 6th March.

You must complete all the tasks in this booklet and present your results in either electronic or paper format. You should investigate possible products and solutions and provide different alternatives.

You are allowed to use a calculator or a spreadsheet, but must show all of your working out.

Scenario:

You have decided that you want to become a property developer. You have just purchased a new property, which will need to be renovated. Your task is to find flooring, tiles, paints etc., and work out exactly how much of each you will need to order. You have a set budget of $15000 to complete the renovation and you must make sure not go over it.


You should use the following table, or another format of your choice, to help you keep track of your expenditure. Remember you have $15000 and you are not allowed to go over this figure.

Task 1

Cinema, family and dining area

For the cinema, family and dining area you have decided to use wooden flooring. Research different types of flooring and their prices. Once you have worked out the total area you will need to cover, calculate how much wood you will need. Wood is usually sold in standard plank sizes; work out how many planks you will need and the overall cost of all the material. Do not forget to include the cost of the underlay (hint: Bunnings website is a good starting point).

Task 2

Kitchen splashback.

You will need to cover the wall behind the cooking area. You should find some suitable tiles or a splashback.

The wall you will need to cover is 4 m long and 60 cm high. Work out some options of possible tiles or splashback that you might use. Do not forget to include the cost of the adhesive and any grout you might need.

Task 3

Bedrooms

Work out how much carpet you will need to cover the flooring for all the bedrooms.

Remember that carpet is only sold with a width of either 4 or 5 m, which will inevitably lead to some carpet to be wasted

Task 4

Bedrooms’ walls.

You will also need to paint the walls and the ceilings for all the bedrooms. I suggest you use only one colour in order to save money.

Work out how many litres of paints you will need and the overall cost for all the paint tubs you will require (Hint: you will need to find out the coverage for the paint, as less expensive paint will cover less surface)

Task 5

Al Fresco

You will need to cover the al fresco area with concrete or some type of paving stones. Ideally I would like you to choose some aggregate concrete, if your budget allows it.

Work out the amount of cement (volume) needed to create a floor for the alfresco (hint: the concrete for an alfresco area must me at least 75mm thick).

Task 6

Boundaries

You will need to erect a fence as a boundary for your block. The block is rectangular in shape and has measures 16m (front and back) by 25m (sides). Find a suitable fencing of your choice and work out how many panels and posts you will need to purchase.

Task 7

Swimming pool

You will need to install a fiberglass pool in your back garden. The pool will need to fit in an area 5m x 10m. Investigate what pool you will be able to fit keeping into consideration that you will need to leave an area of at least 1m wide, all the way around the pool (there is no budget limit for the pool). Provide a plan with all the measurements and a sketch of the pool.

Task 8

Budget evaluation. Compare what you have spent against your budget. Did you go over? Did you have to change any of the items you wanted to purchase?
