Resident Qualifying Criteria

In order to reside in our community, we require each adult applicant to meet certain criteria. All occupants eighteen (18) or older must complete an application and pay an application fee. Applicants who are legally married may submit a joint application and pay a single fee. Before you complete a Rental Application, we encourage you to review these criteria to determine if you are eligible.

OCCUPANCY LIMITS:

Two Bedroom (4) Occupants Total

Three Bedroom (6) Occupants Total

If you have an infant 18 months or younger you may add them as an occupant. Standards can increase by one (1) person only. Proof of birth certificate is required.

RENTAL HISTORY:

Present and previous residence must have prompt payment record and sufficient notice to vacate given to the landlord. (You will be automatically disqualified if you owe an apartment community or rental community money or have any past or present eviction filings.)

EMPLOYMENT HISTORY:

Current employment of one (1) year is required and must be verifiable. Employment may consist of more that one (1) employer if employer is in the same field.

INCOME:

The applicant’s gross income must be at least two (2) times the monthly rental amount. Each applicant must qualify independently unless the applicants are married. Additional income such as child support, alimony, commissions or tips will require written verification. Also a copy of your last two paycheck stubs or tax returns for self-employed individuals will be required to verify income.

CREDIT HISTORY:

The applicant must have a good credit history.

CRIMINAL HISTORY:

Anyone with a felony conviction will automatically be disqualified. Certain misdemeanor arrests or convictions could lead to denial of an application. Please discuss and issues of this nature with the Membership Manager prior to submitting your application.

PETS:

We will allow a maximum of two (2) pets that weigh less than 70 pounds combined or (1) pet that does not exceed 70 pounds per apartment. The pet fee must be paid in full prior to move in. Management reserves the right to restrict certain breeds.

Management reserves the right to approve or deny and pet regardless of weight, height, or breed at their discretion. The monthly pet rent is $25.00 per pet and must be paid with the rent each month.

FEES / DEPOSITS:

Application Fee: $50.00 Application Fee per applicant (non-refundable)

Administration Fee: $150.00 Administration Fee (non-refundable)

Plan 1 Deposit $1460.00 ($150.00 non-refundable administrative fee)

Plan 2 Deposit $1550.00 ($150.00 non-refundable administrative fee)

Plan 3 Deposit $1685.00($150.00 non-refundable administrative fee)

Pet Fee: $500.00 (non-refundable)

Monthly Pet Rent: $25.00 per pet per month

Lafayette Cottage Homes, LLC reserves the right to deny any application for failing to meet any of our rental criteria or for falsification of the rental application. We are not required by law to give a specific reason for rejection. All application fees are non-refundable and must be paid at the time the application is submitted.

No one can guarantee that any neighborhood, apartment, or home will be safe from crime. Crime occurs everywhere. You should always take sensible precautions to protect yourself, your family, and your property. Lafayette Cottage Homes, LLC, their communities, and agents disclaim any express or implied warranties or security.

Lafayette Cottage Homes, LLC, their communities and agents are not associated or partners with any apartment locators, internet apartment search sites, or moving companies. We do not guarantee, and reserve the right to not honor, any claim made by an apartment locator, internet apartment search site, or moving company. We are not responsible for any promise or statements they may have told you, we do not guarantee their services, and we are not responsible for your personal belongings or safety when you use any moving company, and we do not guarantee payment from internet search sites or locators offering rebates or incentives. Such individuals are not our agents or representatives, and any statements or representations they may have made to you about us are not binding on us and may not be true or correct. We do not endorse any such companies or services.

The cottage rental deposit is not refundable if the applicant cancels after being notified of acceptance.

Privacy Policy for Personal Information

Of Rental Applicants and Residents

We are dedicated to protecting the privacy of your personal information, including your Social Security or other governmental identification numbers. We have adopted a privacy policy to help ensure that your information is kept secure. We follow all federal and state laws regarding the protection of your personal information.

How information is collected: You will be furnishing some of your personal information (such as your Social Security or other governmental identification numbers) at the time you apply to rent from us. This information will be on the rental application form or other documents that you provide to us or to an apartment locator service, either on paper or electronically.

How and when information is used: We may use this information in the process of verifying statements made on your rental application, such as your rental, credit and employment history. We may use the information when reviewing any lease renewal. We may also use it to assist us in obtaining payment from you or any money you may owe us in the future.

How the information is protected and who has access: In our company, only authorized persons have access to your Social Security or other governmental identification numbers. We keep all documents containing this information in a secure area, accessible only by authorized persons.

How the information is disposed of: After we no longer need your Social Security or other governmental identification numbers, we will store or destroy the information in a manner that ensures that no unauthorized person will have access to it. Our disposal method may include physical destruction or obliteration of paper documents or electronic files containing such information.

Locator services: If you found us through a locator service, please be aware that locator services are independent contractors and are not our employees – even though they may initially process rental applications and fill out the lease forms. You should require any locator services you use to furnish you their privacy policies as well.

ACKNOWLEDGEMENT OF RESIDENT QUALIFYING CRITERIA AND PRIVACY POLICY FOR PERSONAL INFORMATION OF RENTAL APPLICANTS AND RESIDENTS

I have read and understand the Resident Qualifying Criteria of this rental community.

I have been provided with a copy of Lafayette Cottage Homes, LLC Privacy Policy for Personal Information of Rental Applicants and Residents.

I or we authorize Lafayette Cottage Homes, LLC and/or associates to verify all information on the rental application by all available means, including consumer reporting agencies, public records, current and previous rental property owners, employers and personal references.

Re-verification or investigation of preliminary findings is not required.
