Job title: Caretaker/Ground Maintenance/Multi Site Tenterden

Salary: Site Team Scale 3 Points 14-17 £16,781 - £17,772

Reports to:School Facilities Manager

1. Purpose of job:

Ensure the security of the establishments; provide a maintenance service for internal and external buildings and surrounding areas; use skills to enhance the learning environment

2. Principal accountabilities:

(a) Maintain an overview of the security of the premises and ensure a safe environment at all times by: repairing doors, latches and fences; acting as named key holder for out of hours contact & attending emergency call-outs; ensuring effective working of Security Systems; responding to identified risks, either day to day, or through Risk Assessments

(b) Ensure outside areas are kept safe and free from litter by: keeping paths and points of access clear & free of snow/ice; sweeping leaves, emptying bins etc. to maintain a clean and tidy environment.

(c) Undertake daily and seasonal maintenance of the site and equipment, inside and out, as required for the type of establishment including: renovating/repairing furniture & outdoor equipment when appropriate; changing light bulbs and tap washers, clock batteries, door locks; woodwork; decorating; clearing drains and toilets; cleaning and repairing to ensure a safe environment is maintained.

(d) Undertake small projects when appropriate by using skills to build/make items which may enhance learning or support curriculum activities

(e) Maintain adequate stock of supplies (light bulbs, batteries, salt, cleaning materials etc), re-ordering from approved supplier when needed, to meet the establishment’s needs.

(f) Attend training courses as required.

(g) Comply with Health & Safety, Fire Regulations and other Policies.

(h) Provide a point of contact for all deliveries, moving items to an appropriate area to keep passageways clear and hazard free.

(i) Move heavy and awkward shaped furniture and supplies as requested, and work at heights as required in accordance with Health and Safety regulations and after the completion of a Management Risk Assessment.

(j) Escort, advise and manage maintenance contractors attending the building who may be pricing or carrying out a job to ensure the contractor is given adequate information to complete the task including access to the Asbestos register.

(k) To oversee the efficient working of heating and lighting, monitoring energy consumption.

(l) To periodically clean lights and check radiators, taking into account instructions given for cleaning at heights.

(m) To carry out required water hygiene and alarm testing on a weekly basis and record the necessary readings.

(n) To carry out necessary ground maintenance on site.

(o) To unlock/lock as necessary for community lettings including evenings and weekend functions.

(q) To be first port of contact in the event of an alarm callout and take appropriate action.

(r) To replenish all soap, towels, toilet paper to all lavatories on the site as necessary.
