RULES AND REGUALTIONS

LANDSCAPING:

  • No hedges in front of homes will exceed above the bottom of the windows.
  • No hedges in front of the fences will exceed above the top of the fence.
  • No hedges on the side of the homes will exceed above the bottom of the windows.
  • No landscaping will cover the house address.
  • The Board of Directors must first approve any planting of a hedge or it will be removed at the homeowner’s expense. No Ficus hedges are allowed.
  • Hedges at Villas and townhomes are the unit owner’s responsibility. The HOA will have the lawn company trim.
  • The Lawn Company is not permitted to enter any fenced in areas in the complex for lawn cutting. If you have a fenced in area, the grass will be your responsibility.
  • Sprinklers must be moved/adjusted before homeowner installs a fence and the removal/adjustment will be done by the current Sprinkler Company at the unit owner’s expense under contract by the Board and at the homeowner’s expense.
  • Removal of all rust off the house is the homeowner’s responsibility.
  • NO TREES MAY BE PLANTED BY OWNER/RENTER
  • ACC form is needed for any changes to landscaping prior to its removal or any addition.
  • If you remove your landscaping you must replace it. Association will not replace.
  • Parking: Parking and Vehicle Restrictions
  • Parking at Pool is for Guests Only. Resident Parking is in the spots appurtenant to your unit (driveway or designated parking spots).
  • Parking on the side of curbs should be limited to 15 minutes. There is no overnight parking on the streets.
  • Parking for all guests is mandatory at the pool.
  • Storing of vehicles is prohibited in the pool area and in guest parking spots.
  • The roads must be kept clear of vehicles for emergency vehicles to enter the complex and proceed to their destination.
  • No Commercial Vehicles
  • Vehicles in need of repair are not to be stored in Sunrise Manor West. Vehicles must be operational and licensed. Current registration and tag required. Violators will be towed and fined without further notice required.
  • Block outs must be used on all lettering.
  • NO REPAIR OF ANY VEHICLES PERMITTED IN SUNRISEMANORWEST.
  • VEHICLES PARKING IN DRIVEWAY- bumper of vehicle must not stick out beyond curb closest to vehicle. Parallel parking in driveway is permitted within the above stated guidelines.
  • All vehicles must be registered with the Association and have a sticker placed on the back window of the vehicle
  • NO PARKED VEHICLE MAY HINDER THE FLOW OF TRAFFIC

Pool:

  • No children in the pool area without an adult present.
  • No children are to be jumping fence of the pool area.
  • Pool Hours are from dawn to dusk. Anyone in the area after hours will be fined immediately.
  • Pool Areas are under surveillance.
  • Replacement keys for pool is $25.
  • No bottles at the pool area/deck
  • Property manager must be notified of any parties taking place at the pool, no glass or grills allowed at the pool.

ACCs:

  • Applications (ACC) must be submitted to Management before project is started
  • Copies of permits to be supplied to management and will be filed with your ACC approval
  • Fences must be shadowbox, painted white and cannot extend out from side of house and no more than 15 feet from the rear of house. Fence must be installed so that all sides of fence can be maintained.
  • $500 deposit is required for fences and pavers. Obtain explanation from HOA regarding deposit and what is required.
  • Satellite or Cable wires are not permitted to lie all over the roofs.
  • ACC approval is needed for painting of your unit. Trim colors must match the unit attached to your unit. Both units must sign on any ACC that is changing to color of the unit.

PETS: Pet registration is required for all animals in the unit

  • Domestic Pets Only – Refer to your Documents 50lb aggregate weight (cats & dogs only).
  • All pets must be registered. (When you buy, register your pet).
  • All animals to be walked on outer area of property, not on HOA common property

PLAYING:

  • PARENTS ARE RESPONSIBLE FOR DAMAGES TO COMMON PROPERTY & HOMEOWNER’S PROPERTY CAUSED BY THEIR CHILDREN AND GUESTS. IT IS NOT THE ASSOCIATION’S RESPONSIBILITY.
  • NO MANHUNT AFTER DUSK

SCREENING

  • All adults over the age of 18 year old must be screened and approved prior to moving in. If you are not screened the unit owner will be sent to the attorney for eviction and a fine will be levied per month until the adult is screened or vacates the unit. Any adults in unit not screened will be sent to the attorney and unit owner fined immediately.

HOA DOCUMENTS;

  • $25 charge for copies

TRASH

  • TRASH MAY NOT BE PUT OUT UNTIL EVENING PRIOR TO PICKUP. PICKUP IS WEDNESDAY AND SATURDAY. RECYCLE BINS AND TRASH CANS MUST BE BROUGHT IN NIGHT OF PICKUP AND STORED OUT OF SIGHT. YOU MUST PUT YOUR TRASH OUT IN CANS AND UNIT ADDRESS MUST BE ON CAN. DO NOT PUT GARBAGE BAGS OUT WITH TRASH – ALL TRASH MUST BE IN CANS WITH LIDS. YOU WILL BE FINED IMMEDIATELY FOR ANY OF THE ABOVE – NO ADDITIONAL NOTICE WILL BE GIVEN TO YOU.

BULK TRASH

  • Bulk pick up is the first Thursday of the month. Must be curbside the evening prior to pick up (Wednesday). No bulk to be places on common areas/grass area

PEST CONTROL

  • Unit owners are responsible for pest control in the unit and the outside surrounding the unit.

NEW VEHICLES

  • Required to be registered with HOA and purchase a parking sticker for $8. A copy of registration is required to be presented to the HOA prior to sticker being registered.

KEYS

  • Copies of mailbox keys will require you contact the United States Post Office located on Hiatus Road in Sunrise
  • Replacement for pool keys are $25 (no exceptions)

VIOLATIONS

  • Violations assessed to unit will be assessed a late fee if not paid within time frame of notice
  • Maintenance fees not paid by the 15th of the month will receive a late fee until paid

HOA MEETINGS

  • Held the last Wednesday of month, weather permitting

HOLIDAY LIGHTS

  • To be removed 10 days after the holiday, Christmas lights to be removed by January 5

MESSAGE BOARDS

  • One located on the cabana at the pool
  • Once located at the mailbox

SPRINKLERS

  • Unit owners damaging sprinklers will be responsible for the cost of the repair

HOMEOWNERS INSURANCE

  • All units are to obtain their own homeowners insurance, the association only covers the common property. The units are not considered CONDO units.

COMMERCIAL VEHICLES

  • Unit owners are not allowed commercial vehicles on the property. Commercial vehicles allowed when called to the unit for repair. There is no over night parking of any commercial vehicle in the community. Will be towed immediately
