MOTION FOR APPROVAL OF THE JUNE 12 AND 17TH MINUTES BY MR. RAINEY, SECONDED BY MR. DICKERSON.

1.  JJ Smith Enterprises Inc. were requesting a conditional use permit to establish a Mini Storage Facility. They propose to construct two (2) 2,400 square foot self-storage facilities. Subject property is located at 1660 Highway 31W, Goodlettsville, TN., is on Tax Map 99K, Group B, Parcel 23, contains .99 of an acre and is zoned Agricultural. This is a public hearing and was advertised in the Gallatin News Examiner on July 2, 2014. The adjoining property owners were notified by certified mail.

Mr. Eddie Smith came forward to explain his request. Photos of the subject property, along with a site plan, were available to the board members. Chairman McKee opened the floor for the public hearing and asked if anyone from the audience wanted to speak in support or opposition of this application. Mr. Rick Marvel and wife came forward to discuss the specifics of the application. Mr. Marvel’s concerns were in regards to the type of use and the proposed screening of the property.

Mr. Smith stated that the property would be used for a mini-storage and that he had spoken to several adjacent neighbors regarding his request. He stated that none of the neighbors were in opposition to the proposed development. Mr. McKee stated that the public hearing was closed. There was discussion amongst the board members.

Based on the concerns of the Mr. and Ms. Marvel, Mr. Rainey made a motion to approve the use contingent upon a site plan being submitted and approved by the Planning Commission. The intent was to give the applicant additional time to work out any site plan details and requests with the neighbors. Mr. Ragland seconded the motion. Motion passed unanimously.

2.  Christopher Brown was requesting a continuation of a conditional use permit he was granted on July10, 2008 to operate “Highway 259 Auto Garage”. Subject property is located at 1911 Highway 259, Portland, TN., contains approximately 1.05 acres, is on Tax Map 14, Parcel 54, and is zoned Agricultural.

The adjoining property owners were notified by regular mail.

Applicant was not present: Deferred by the ZBA until the August 14, 2014 ZBA meeting.
