We propose to construction manage the maintenance restoration of the existing rock ballasted roof on the above building as outlined in the following specifications and details for a 2001 Co. Patented Wind Vent Reverse Ballasted Roof System.

Over an Existing Loose Laid and Ballasted EPDM Roof on a Tectum Deck

For up to 100mph Wind Rider

Preparation

  1. Check existing perimeter and penetration angle change terminations: If any are ripped or deficient, or are shrinking causing bridging, re-anchor field membrane prior to gravel ballast removal to stop additional deterioration when the membrane shrinks.
  2. Remove ballast rock from existing EPDM rubber roof membrane: temporary ballast roof with bags of ballast rock, one per every 4 x 8 insulation board around the perimeter and one for every 10 x 10 area in the field of the roof.
  3. After ballast removal: roofer is to sweepand vacuum up dirt and small rock on roof to find existingroof deficiencies to patch.
  4. The existing membrane is a vapor barrier and air barrier and must be water tight and intact: under the new 2001 Co. Wind Vented Reverse Ballasted Roof Restoration System.

Patch holes,rips, tears, punctures, seam and flashing deficiencies in the old EPDM roof membrane.

Optional Rigid Roof Insulation

  1. Loose Lay Optional Rigid Roof Insulation (2 layers 2” (R-22): Underwriters Laboratory (UL) Class A fire approved rigid polyeyranate roof insulation boards for the roof assembly and membrane chosen are loose laid over the existing roof membrane. Off-set the joints of multiple layers of insulation boards two feet (2’) in length and width direction for energy efficiency. (See pricing proposal for insulation costs).

NOTE: The insulation boards can be spot adhered in place with latexinsulation adhesive or slow rise adhesive foam to keep in place from wind before being ballasted with a weighted cover board. The perimeter edge will need new wood blocking to accommodate the new height of the roof insulation. The metal edge will also need to accommodate additional insulation height.

  1. The Optional New Insulation Board and the Existing Roof Assembly is Weighted in Place

With Weighted CoverBoards:

  1. ½” thick cement tile board is installed four feet (4’) out along the perimeter edge, and 8’ x 8’ in outside corner areas.

Around internal through roof penetrations, a 2’ wide cement board is used.

  1. ½” Dens Deck, Structodeck or 2001 Co. approved equal water resistant gypsum boards are loose laid in the field of the roof with a two foot (2’) width and length off set over the optional underlying insulation boards.
  1. .2001 Co. Roof Waterproofing Membrane: ____mil. PVC white thermoplastic is totally adhered to the weighted cover boards, as a base bid.

Optional types of waterproofing membranes that are more durable and thicker with longer warrantable time periods are priced for the building owner. See pricing schedule for better membrane options.

Note: For 80mph and under wind up-lift ratings the membrane is totally adhered to 4’ (four foot) of cement cover board at the perimeter edge and loose laid in the field of the roof.

  1. Air Seal Termination: The 2001 Co. Reinforced Field Membrane is directly terminated at the perimeter wall angle changes to 2001 Co. Direct Membrane Air Seal Termination details.

Caution:Minimal Fastening into the Roof Deck: is required on this project. This is a school that will be in session and noise and falling debris will potentially interrupt the operations.

Note: If existing ballasted roof angle change terminations are in the same termination plane of the new 2001 Company Wind Vented Repair Membrane,install a tapered insulation 1” to 0 taper under the perimeter weighted cover board to raise the angle change termination line above the exiting wall termination anchors.

Warning: DO NOT pull off the existing roof termination fasteners and install new over the same angle change area. This may cause a structural deficiency in the vertical wall that potentially could compromise the fastener holding capability of the new roof, this could also allow wall debris to fall into the internal building.

  1. 2001 Co. Equalizer Valves™ are installed two in every corner and every thirty (30) feet or less around the building perimeter, according to the 2001 Wind Vortex Intensity Equalizer Valve™ diagram for the specific building.

Equalizer Valves™ provide for added wind resistance and continual drying of the roof assembly.

  1. Finish Perimeter Penetration Vertical Wall, and Roof Top Equipment Waterproofing Flashings:to 2001 Co. details and specifications.Wherever possible remove roof top equipment from the curb and extend wall flashing up and over the curb and mechanically fasten on the inside wall of the curb.

Note: Do not cover through wall flashings or weep holes in a vertical wall with a wall flashing membrane.

  1. Termination bars: are installed on top edge of vertical wall flashings to 2001 Co. details.
  2. Optional New Metal Edges: Color and type – to owners selection are installed to 2001 Co. details and specifications. Extra costs for new metal edges in pricing section.
  3. Optional New Membrane Walkpads: are installed to owners walk pad layout.

  1. 2001 Company personnel will inspect the work of the independent roofing contractor upon completion for warrantee compliance to 2001 Co. specifications and details.
  2. Upon completion furnish the following warrantee and riders to the building owner.

No substitutions of assemblies are allowed.

The contractor must have experience in the proper technique and application of this specific roof assembly. The roofing contractor must be a licensed 2001 Company applicator with five (5) or more similar jobs warrantied.
