Note:

  1. All renovation application MUST be submitted with the approval from the relevant authorities and the Management Council upon their constitution and it would be the responsibility of the subsidiary proprietor to comply with the requirement by the authorities and the Management Council.
  1. Subsidiary proprietor would NOT be allowed to construct cover shelter that would increase the floor area of the development.
  1. Subsidiary proprietor would NOT be allowed to install any feature that would affect the appearance of the building.
  1. Any modification pertaining to the structure of the building MUST be accompanied with a Professional

Engineer’s Certification.

5.A deposit of S$1,500.00 has to be made payable to “The Management Corporation Strata Title Plan No. 3001”before commencement of work. This sum is to be held as security for the cost of repairing damage to the common property or removal of debris which shall be refundable without interest after the Management conducts a joint inspection approves that there has been no damage and inappropriate disposal of debris.

TERMS & CONDITIONSOF RENOVATION WORKS* this form should only be read and signed

by owners or subsidiary proprietors

1Type of Work

1.1The applicant’s company (contractor) and its listed sub-contractors can only carried out the type of work specified in the approval letter to the owner.

2Working Hours

2.1Work can only be carried out within the following times:

Mondays to Fridays only:9:00am to 5.00pm

2.2No work shall be allowed to be carried out on Saturdays, Sundays and Public Holidays.

2.3The applicant shall obtain prior written approval from the Property Manager or his authorized officer in the event of the need to carry out work beyond the hours specified in 2.1 and/or 2.2. However, approval may be granted provided the work does not affect the peaceful environment of the residents.

3Deposit & Lift Padding

3.1The applicant shall pay a deposit of S$1,500.00 which will be refunded subject to the compliance of all the conditions stated herein and to all claims by the Management for damaged to the common properties and properties of the residents in the condominium. In the event of the deposit being insufficient to meet the Management’s claim, the applicant and the company in which he is acting on its behalf, shall be forfeited if any of the conditions stated herein are not complied with.

3.2There would be a one-time collectible fee of $10.00 (non-refundable cash or cheque made payable to “The MCST Plan No. 3001”) for the usage of the lift padding.

4Security

4.1All workers of the applicant’s company and that of its listed sub-contractors shall surrender their identification documents to the security staff at the Guard House in exchange for security passes and memos. Those who refuse to surrender their identification document shall be refused access into the condominium.

4.2The applicant shall be responsible for the good conduct and behavior of all workers of his company and that of its listed sub-contractors while they are in the condominium compound.

4.3No worker shall be allowed to loiter in any other place other than the apartment unit concerned.

4.4Any worker found misbehaving or refusing to comply with the security procedures will be removed from the condominium and barred from entry.

4.5All workers shall display the security passes at all times while in the condominium compound.

5Lift

5.1The applicant shall ensure that adequate protection is given to the lift wall and flooring when conveying heavy or bulky materials to and from the apartment unit under renovation.

6Cleanliness

6.1The applicant shall maintain the general cleanliness of the common area used by his workers and sub-contractors. He shall cause the area dirtied by his workers and that of his sub-contractors, to be cleaned up immediately to the satisfaction of the Management.

6.2No debris is allowed to be placed or thrown around the common area.

6.3All debris must be removed from site upon completion of work.

7Others

7.1The applicant shall allow the authorized officer of the Management access into the apartment unit under renovation for the purpose of checking that no unauthorized work is being carried out.

7.2The Management in its absolute discretion reserves the right to reject any application and revoke any permit granted. The Management shall not be liable for any damage arising from the rejection of the application or renovation of the permit.

7.3Please sign this agreement to the terms and condition for renovation work and return one copy to the Management Office.

Notes:

1)Please note that each form is valid for one job only. Owners/residents should sign after completion of the job. The guards will not allow re-entry of the contractor once this form has been signed by the owners/residents. (This is for protection of all residents against unauthorized entries).

2)If multiple re-entries are required over a period of time for any one job, this form should be signed only on final completion of the job and returned to the guard house/office after which the contractor will not be allowed re-entry. (This is to protect the owners/residents against unauthorized visit by the contractors.)

3)Contractors are to submit this form to the guardhouse for recording their movements in and out of this estate during the duration of their job.

4)The contractors will undertake to provide full protection to the lift car panels and floor and lift lobbies with protective canvas when transporting materials etc.

5)Contractors are not allowed to work after 5:00pm during weekdays and no work to be done on weekends and public holidays.
