Sally Beauty Holdings, the world’s largest wholesale and retail distributor of beauty supplies. Our world headquarters is conveniently located just 5 minutes north of Lake Lewisville off of I35E.

We are currently looking for a Senior Real Estate Representative to join our team! This person will be primarily responsible for new store site selection and negotiating all business points related to lease execution. Responsibilities include conducting market searches for suitable sites, negotiating and submitting lease proposals, working with appropriate parties to secure what is necessary to develop the site and follow up on all aspects of site development.

Additional duties are listed below:

·  Perform market analysis in assigned territory to determine viability for new stores or potential relocations. Coordinate with real estate brokers on site selection activities. Coordinate with other departments within organization as necessary. Facilitates real estate and construction processes such as preparing new marketing files and packages. Tracks lease documents and site approvals. Inputs, updates and distributes site information.

·  Tour assigned territories and identify sites for new stores and potential relocations, negotiate lease terms and prepare documentation for presentations. Responsible for all market knowledge in assigned territory; including location of stores, shopping centers, competitors, market rents and trends.

·  Negotiates documents and prepares letters of intent with landlords. Coordinate legal documents with Legal Department for new stores and relocations. Identifies lease terms and potential lease issues that require attention.

·  Prepare presentations of site recommendation for new locations and relocations utilizing geographic and demographic analysis and present to R/E Committee for review and approval.

·  Negotiate, present, and execute on renewals of existing stores, relocations, and relocations within a shopping center within assigned territory.

Requirements:

·  Bachelor’s Degree or Real Estate Certificate Degree in Marketing, Management or Business preferred.

·  3-5 years experience as a broker or real estate representative working with small store locations.

·  Canadian experience preferred but not necessary

·  Knowledge of real estate related lease documents - reviewing and approving lease and other lease-related documents a must.

·  Knowledge of Microsoft Office Suite; Word and MS Excel preferred

·  Excellent Communication and Presentation skills

·  Strong organizational skills

·  Ability to travel extensively.

Position could be based in Toronto or Denton, TX
