SECTION 23 09 00 – BUILDING AUTOMATION SYSTEM

This is supplemental language for an AHU spec. This is not an all inclusive spec. This is language that is meant to be copied and pasted into an existing AHU spec.

PART 1 - GENERAL

1.1  Scope of Work

  1. The operating controls for the AHU sequence shall be furnished by the BAS contractor and factory installed and wired by the AHU manufacturer. The AHU manufacturer shall still provide controls that are not called to be furnished by the BAS contractor.

1.2  Submittals

  1. Provide a separate controls submittal for the controls for the AHU. The submittal shall include:
  2. Data sheets
  3. Bill of Materials
  4. Wiring diagrams
  5. Schematic of device locations
  6. Sequence of operations
  7. The AHU manufacturer shall produce a production wiring diagram based on the BAS contractor’s wiring diagram. The BAS contractor shall review the AHU manufacturer’s wiring diagram during submittal and sign-off on the final diagram before the unit is put into production.

1.3  Warranty

  1. The BAS Contractor shall warranty the controls that they furnished and the programming of the sequence of operations.
  2. The AHU Manufacturer shall warrant the controls that they furnished, the installation of the controls and the wiring and connections.

PART 3 - EXECUTION

3.1  Indoor Package Air Handling Units Electrical Installation

  1. Package air handling unit controls shall be installed in the factory. BAS Contractor shall coordinate with AHU manufacture for proper controls installation and wiring requirements.
  2. The BAS contractor shall furnish the following controls for factory installation:
  3. DDC controller – BACnet B-BC level
  4. DDC controller power supply (120/24 with circuit protection)
  5. Input/output modules
  6. Communication ports
  7. Sensors for the operating sequence or to meet the BAS points list, including temperature, humidity, pressure, airflow, current.
  8. Damper actuators and linkages
  9. Coil control valves and valve actuators
  10. Pilot relays
  11. Freezestats
  12. High and low pressure switches
  13. Filter switch
  14. The AHU manufacturer shall furnish the following controls and related devices:
  15. Controls not listed above but are required for the operation of the unit
  16. Enclosure for controls with separation between high, line, and low voltage
  17. Starters and contactors
  18. VFDs
  19. Power conditioning controls
  20. Refrigeration controls and safeties
  21. Smoke detectors

3.2  Air Handling Units temperature controls factory testing

  1. The AHU manufacturer shall test the following at the factory:
  2. Controls safeties
  3. Freezestats shall cut power to dampers and stop supply fan
  4. High and low pressure switches shall stop fans
  5. Smoke detectors shall stop fans
  6. Test the continuity of the wiring to the sensors
  7. Test the power to the damper and valve actuators and test continuity of the signal wiring
  8. Test that the control pilot relays start/stop the equipment they are wired to.
  9. Test power to the DDC controller
  10. The AHU manufacturer shall test the operation of the controls that they furnished, such as refrigeration controls, VFDs, starters, etc.
  11. Testing of the operational sequences of operation shall be conducted by the BAS Contractor in the field.
  12. Shipping
  13. The DDC controller shall be packaged to prevent damage during shipping from the AHU manufacturer. If the DDC controller is mounted on a DIN rail, or if the electronic board is susceptible to vibration damage, then the AHU manufacturer shall remove the DDC controller from the enclosure and package it so that it is protected during shipping.
  14. The BAS contractor shall re-mount the DDC controller in the field.
