APPENDIX 1

SCOPE OF WORK

Albro Court Housing Co-operative consists of 24 townhouse units which are located in six buildings on Cedar Court in Dartmouth, Nova Scotia. Work will be completed to update bathrooms as per the Scope of Work below and the Bathroom Schedule attached as Appendix 1-A.

Bathroom Refurbishment:

Bathroom refurbishment will consist of the following:

  • Not all of the listed items will be completed for all units. Refer to Bathroom Schedule attached as Appendix 1-A.
  • Cut sheets for all fixtures, flooring, tubs, surrounds and vanities are to be attached to the Bid Form.
  • Unit Pricing to be provided for rot repair in the Bid Form.
  • Scheduled work includes: Demolition, removal and disposal of existing vanities, counters, sinks, toilets, tubs, surrounds, wood window mouldings, and flooring.
  • Repair damaged drywall or substrate at the bathtub surround, patch and repair walls, paint walls and ceiling with a high quality mold/ mildew resistant bathroom paint. Ceilings and trim will be white, walls color will be selected by the Albro Board.
  • Bathtubs to be removed will be replaced with new steel tubs with a porcelain enamel finish. Tub surrounds will be a one piece acrylic matching the bathtub.
  • Where caulking is being removed and replaced, GE Silicone II Kitchen & Bath - White (or approved equivalent) will be used.
  • Bathroom window trim will consist of White PVC jamb extension and colonial profile casing – Alexandria, AZEK or approved equivalent. Acrylic option in conjunction with tub surrounds also considered.
  • Bathroom tub faucets, tub filler, will be Moen single lever pressure balanced chrome finish fixtures with matching sink faucets, where applicable as per schedule. New water supply lines, supply valves and drain line to the existing rough-in plumbing will be provided.
  • Where identified, mixing valve rough-in will be raised to 40” height, with finish trim replaced with single lever.
  • Bathroom vanities will be a 40” MDF vanity with cherry veneer. A single drawer bank and integrated one piece sink and counter top. The Board will approve the vanity and integrated countertop sink from a selection provided by the contractor.

  • Toilets will be a low water consumption model toilet and tank, complete with all required installation hardware, water supply line and new supply shut off valve. The base toilet model is the American Standard Cadet 3 two piece dual flush elongated toilet model 3380516ST.020 or approved equivalent.
  • Bathroom exhaust fans will be replaced with a new in ceiling exhaust fan sized to match the existing. Base fan is Nutone QT Series Energy Star Ultra Quiet Fan - 70 Cubic Feet Per Minute.
  • Contractor to verify size and condition of existing ductwork and address any deficiencies. Ductwork will be cleaned prior to fan installation.
  • Remove existing bathroom flooring materials, prep sub-floor and install mid-grade, water resistant Cushion Floor. Provide samples and product information for Board review. Baseboard trim to be replaced with 3” colonial SPF, primed and painted white with gloss trim paint. Complete install with DAP Alex Plus or equivalent painters caulking at baseboard. Existing casing trim to be retained.

Construction Schedule:

The construction completion date is March 2, 2018.
