ROUBIDEAU RESERVE HOA ANNUAL MEETING

Attendance: Carol Lamm, Jeff Crane and Patty Tanner

Subdivision Status:

Irrigation: No change in the irrigation system. Dewey Tanner is inspecting and maintaining the system.

Marketing:Ongoing marketing to sell lots. Lot 16 is on special for $50K. Paul Lane has designed a 2,000 sf house that we are marketing for $299K. No inquiries.

Weeds:Weeds continue to be an issue and each lot owner must be responsible for controlling weeds on their lot. Control measures can include mowing, spraying or removal. It is important each lot owner take responsibility for the weeds on their lot as in affects homeowners with landscaped yards. We are hiring someone to mow weeds on Crane/Hackl lots twice a year.

Prairie Dogs:Carol Lamm noted that several prairie dog colonies have taken up residence in the subdivision. Not sure what plan of action to take, but noting that this is undesirable.

HOA Board:Current Board members are Jeff Crane, Diane Hackl and Patty Tanner. Jeff Crane made a motion to retain the current board members for 2014, Carol Lamm seconded the motion and the approval was unanimous.

Architectural Control Committee:Current ACC members are Diane Hackl and Carol Lamm. Jeff Crane made a motion to retain current ACC members for 2014, Carol Lamm seconded the motion and the approval was unanimous.

2013 Annual Meeting Minutes:Minutes were sent out to all HOA members prior to the meeting for review. Carol Lamm moved to approve 2013 Annual Meeting minutes, Jeff Crane seconded the motion and the minutes were approved unanimously.

2013 Budget/Financial Review:

Members reviewed expenditures for 2013. As of Dec 31, 2013, all HOA dues are current except one. This member will be notified by mail and reminded of HOA bylaws Section V.7 for enforcement of non-compliance. At the end of fiscal year 2013, HOA had $3,373.45 in bank and will rollover to 2014 to begin building reserve funds again. 2014 Budget was identical to 2014 Budget with an annual fee of $150 per lot. Jeff Crane moved to approve the 2014 Budget, Carol Lamm seconded the motion and the budget was approved unanimously. Diane Hackl will mail 2014 invoices to all HOA members.
