Background

Part of the City of Las Cruces, New Mexico, the Metro Verde Planned Unit Development is conveniently located within two miles of U.S. Highway 70 and four miles of Interstate Highway 25. Schools, shopping, cinemas, and health-care facilities are within a two- to ten-minute drive. New Mexico State University, the NASA Test Facility, White Sands Missile Range, and the forthcoming Spaceport America (www.SpacePortAmerica.com) are within easy commuting distance.

The project location is in the major growth corridor of Las Cruces. Fully 90 per-cent of all homebuilding in the city is taking place within five minutes of the southern boundary of Metro Verde. Thousands of homes already exist in this corridor, and builders are continuing to focus here. A new public elementary school and a new public middle school opened in 2010 on land adjacent to Metro Verde and are bringing activity to the area. Red Hawk Golf Club (www.GolfLasCruces.com), the region’s new championship golf course, opened in the northern part of Metro Verde in October 2011 and is bringing even more activity.

Scope and Planning

Metro Verde’s total of 2,185 acres includes, among other parcels, our 200-acre golf course and 320 acres under a long-term lease with the New Mexico State Land Office. Featuring 1,985 developable acres planned for over 7,000 single-family units (including some condominium units), 3,000 multi-family units, and nearly 1.5 million square feet of retail and commercial space (including substantial parcels for a high-tech business complex and a light-industrial center), Metro Verde by the strength of its numbers—as well as by the quality of its master plan—will be unprecedented among developments in Las Cruces. By combining elements of New Urbanism, mixed-use plazas focused on a pedestrian-friendly live/work/shop/play lifestyle, and smart-growth concepts, Metro Verde will take its place among the Southwest’s leading communities. Furthermore, a key to the success of Metro Verde will be its emphasis on homes priced at moderate levels, even around the new golf course.

The major amenity within Metro Verde is Red Hawk Golf Club, designed by Ken Dye and built in a beautiful high-desert setting. The course blends wonderfully into the natural terrain and features panoramic views of the Organ and Dona Ana Mountains. This is a true championship golf course that measures 7,523 yards from the farthest of the 5 tees on its 18 holes. The 200-acre links-style course offers golfers a unique challenge with its rolling greens, 76 bunkers, and 5 lakes (with water coming into play on 8 holes). The top-quality maintenance of the course is facilitated by a new state-of-the-art irrigation well and 700 acre-feet of water rights. Red Hawk is open to the public and offers both daily-fee play and memberships at reasonable rates.
