FOUNDATION AND STRUCTURE

The property will be built according to the results of the geo-technical foundation studies in compliance with the technical specifications set out in the Spanish NBE EHE 98 building regulations. The safety parameters included in the calculation of the structure comply with the NCSE 94 building regulations about earthquakes. Reinforced concrete slabs will be supported directly on pillars, also in compliance with NBE-EHE-98

FACADE

Double wall brick facade with single mortar coat (scrapped type) finishing. Skirting board covered with extrusioned stoneware.

"Porexpan" or fiberglass thermal and sound insulation in the air cavities in compliance with the NBE-CT/79 and NBE-CA/88 building regulations.

MASONRY

Partition walling made of ceramic brick with an insulation air cavity.

Interior walls made of ceramic brick.

Interior walls and ceilings plastered. The kitchen, bathroom and toilet walls will be tiled to the ceiling.

ROOFS

In Block 1, curved ceramic tile.

In Block 2, inverted flat roof, with extrusioned stoneware flooring be used as solarium. Top part in curved ceramic tile.

FLOOR AND WALL TILING

Stairways and vestibules in natural polished stone.

In Block 2, Type G properties access stairway, extrusioned stoneware in steps and flooring.

In Duplex, interior stairways in ceramic stoneware matching the finished floor with wooden nose.

Properties with solarium, exterior steps covered with extrusioned stoneware.

Terraces in non-slipping stoneware.

Apartment flooring in stoneware by Saloni or another leading company.

Kitchen, bathroom and toilet floored with stoneware to match the walls, by Saloni brand or another leading brand.

Entrance door: An armoured, RF-30 fire-resistant door with double plate structure and six fixed anti lever points, oak veneered, interior flat and exterior with two squares. Double bit security lock with stainless steel bolts, controlled opening and automatic door closure. Doorknob, inside handle and wide-angle spy hole.

Windows and French doors all in thermal-lacquered white aluminium.

Compact head rail with aluminium roller blinds in living room and bedrooms.

Exterior banister in galvanized iron with ornaments.

In Block 2, ground floor parapets with handrails in varnished aluminium.

Interior: Solid interior doors, oak-veneered on both sides, with top quality hinge and locking mechanisms.

Casement doors with independent holes.

Wardrobes: Fronts with casement doors. Solid oak-veneered wood with outer molding to match the interior doors. Top quality ironwork and separate luggage wardrobes on top.

In duplex, in access stairways to upper floor, banister with wooden handrails and balusters.

PAINT AND VARNISH WORK

Interior walls in white acrylic, painted in the "knobby knitting" technique.

Ceilings painted in white with granular finish.

Kitchen, bathroom and toilet ceilings painted in plain white acrylic.

Built-in wardrobes: Walls and ceilings painted in plain white acrylic.

Interior doors and wardrobe doors lacquered in polyurethane varnish.

GLAZING

Exterior of apartments: 4-6-4 mm double-glazed windows with a "Climalit" air cavity.

SANITARY FITTINGS

The main bathroom: Fittings in white glazed porcelain by Jacob Delafont. Model Odeón or another leading brand.

Toilet: Fittings in white glazed porcelain by Jacob Delafont, model Ola, or another leading brand.

Single-control mixer taps by Grohe or another leading brand throughout the apartment.

Hot and cold water supply in top quality heat-resistant copper pipes with stop valves.

Plaster moulding in the living room.

Public lighting system, asphalted roads, sidewalks, floored walking paths with benches and gardening. Swimming pool.

EXTRAS

  • Installation of air conditioning equipments (cold or cold with heating pump).
  • In 3 bedrooms properties it will be necessary the installation of 2 condenser machines in utility room.
  • In 2 bedrooms properties 1 condenser machine in utility room.

The following modifications may be made on request: Interior floor tiling; wall tiling; doors, window frames and wardrobes; model of sanitary fittings, and shower plate instead of bathtub.

NOTES

  • Changes require the prior authorization of the Technical Management, and must be paid beforehand.
  • Ten years insurance for main parts of the building in compliance with the Act 38/99 dated November 5th, Building Rules and Regulations (LOE).
  • The Spanish natural stone may present some discolouring and honeycombs that will be filled with Epoxy resin.
  • These specifications are only a guideline and may be modified by the Technical Management for reasons of a technical or legal nature. In either case, the general quality of the apartments will be fully guaranteed.
  • We would point out that the size of the pillars specified in the floor plans is standard section, which may vary depending on the height of the floor on which the apartment is located and on the location of the fixtures. Likewise, new angled splays and fixtures in the building may be included which are not reflected in the original plans.
